Pierce, Fl 34979 Re: Property Tax ID# 1301-612-0367-000/6 Dear Mr. Smyth: In response to your inquiry regarding the referenced property, the following is applicable. Each lot is zoned RS-4 (residential, single family dwelling). The enclosed chart highlights the RS-4 zoning requirements to construct a residence on each lot. Of those requirements, Lot 25 does not meet the 75 foot lot width requirement. As a result, because the owner of Lot 25 also owns Lot 26, Lot 25 does not qualify as a nonconforming lot of record which would allow for an exemption from the 75 foot lot width requirement. This would then require using both lots for one dwelling. However, the Board of Adjustment has the authority to grant variances from the dimensional requirements of this Code.
