Pierce, Florida 33451 Oanuary 5, 1987 Subject: Lot il, Block 107A, Unit 9, Lakewood Park S/D Dear Mr. Bell: Please allow this letter to serve as a follow up to your recent conversations with Ns. Oanet Urso and Mr. Dennis 'MUrphy of this office. As I understand this matter, you propose to install a Mobile/Manufactured Home on the above identified lot in the Lakewood Park area of St. Lucie County. Under St. Lucie County Zoning Regulations, the only way t. hat this unit can be permitted would be to have that unit determined to meet the definition .of a Single Family Detached Dwelling Unit. I am enclosing a copy of the relevant section of the Zoning Ordinance for your review. If the unit you propose to install on this site is classified by the State of Florida as a Modular Unit, you would not need tO receive special approval from the Board of County Commissioners. However, you would neeO to submit building plans to the County and obtain electrical ano plumbing permits. In reviewing this matter further, it appears that the subject lot may not meet the requirements of'the RS-4 Zoning District. If the lot area is less than 10,000 square feet, you are considered to be a nonconforming lot. In orOer to be eligible to apply for any type of residential building permit, you will need to establish the following: 1.) A determination that this lot meets the requirements of a Nonconforming Lot of Record. That is, that the subject property was on, o.r before, Ouly 1, 1984, recorded in the land records of St. Lucie County and was not contiguous to any other property owned 'by the same individual or party. If this determination is made, all area requirements are automatically waived; however, you may need to obtain other variances depending on how your structures lay out on the property. HAVERT L.
