The parcels are zoned Residential Single Family-4 and lack the minimum lot size individually. Since all three properties have been under the same ownership since 1983 they would be considered one conf0i:ming lot of record. If the owner would like to do a lot split with lot 24 and combine the property to the adjacent lots the .required lot area would be met. Therefore, a single family dwelling and perrndtted accessory structures may be constructed on .the two newly created lots subject to meeting all other applicable zoning and building code requirements. There is a $150.00 fee for a lot split process. .. A septic tank permit is required when submitting an application for a building permit therefore it is suggested that the Health Department is contacted before making your final development plans.
