AN ORDER GRANTING APPROVAL FOR A
MINOR SITE PLAN TO BE KNOWN AS
PHI .LIP MONROE ACRES SUBDIVISION
WHEREAS, the St. Lucie County Community Development Director has reviewed the application for
site plan approval submitted by James A. Kirby, III and the comments of the St. Lucie County
Development Review Committee on this application, and made the following determinations:
1.
Phillip Monroe Acres Subdivision is a 3-lot subdivision proposed for property
located at the northwest comer of the intersection of West Midway Road and
11 Mile Roac in the AG-2.5 (Agricultural - 1 dui2.5 acres) Zoning Distdct and
AG-2.5 (Agri:ultural - 2.5) Future Land Use Classification.
The Development Review Committee has reviewed the site plan for the
proposed project and found it to meet technical requirements of the Land
Development Code and to be consistent with the St. Lucie County
Comprehensive Plan.
The project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Comprehensive Plan and the St. Lucie
County Land Development Code.
The project will not have an undue adverse effect on adjacent property, the
character of :he neighborhood, traffic conditions, parking, utility facilities, or
other matters affecting the public health, safety, and general welfare.
All reasonab e steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site
design, landscaping, and screening.
The project will be constructed, arranged, and operated so as not to interfere
with the development and use of neighboring property, in accordance with
applicable district regulations.
7. The project is to be served by adequate public facilities and services.
The applican: has applied for and received an updated certificate of capacity,
a copy of w~'ich is attached to this order as Exhibit A, as required under
Chapter V, S !. Lucie County Land Development Code.

NOW, THEREFOR :, BE IT ORDERED:
Pursuant to Sectior 11.02.03 (D) of the St. Lucie County Land Development Code, the
proposed minor site plan to be known as Phillip Monroe Acres Subdivision, is hereby
approved as shown on the site plan drawings for the project prepared by James A. Kirby, III,
March 25, 2003, an¢ received by the St. Lucie County Community Development Director on
March 28, 2003, for the property described as follows:
LOT 16, IN THE NORTHWEST %, OF THE SUBDIVISION OF ALL OF SECTION 4,
TOWNSHIP 36 SOUTH, RANGE 39 EAST, ACCORDING TO THE PLAT THEREOF AS
RECORDED IN PLA- BOOK 3, PAGE 30, OF THE PUBLIC RECORDS OF ST. LUCIE
COUNTY, FLORIDA. (TAXlD#: 3304-501-0037-000/8)
(Location:
Northwest corner of the intersection of West Midway Road and 11 Mile
Road)
The approvals granled by this administrative order shall expire on May 28, 2005, unless a
final plat approval is granted or an extension is granted in accordance with the provisions of
Section 11.02.06 of the St. Lucie County Land Development Code.
The Final Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioners, Troy W. Drawdy and Phillip M. Drawdy, including any
successors in interest, shall obtain all necessary development permits and construction
authorizations from :he appropriate State and Federal regulatory authorities including, but
not limited to; the United States Army Corps of Engineers, the Florida Department of
Environmental Protection, and the South Flodda Water Management District, pdor to the
issuance of any Ioca building permits of authorizations to commence development activities
on the property described in Part A.
A copy of this Order shall be attached to the site plan drawings described in Part A, which
plan shall be placed on file with the St. Lucie County Community Development Director and
mailed, return receipt requested, to the developer and agent of record as identified on the
site plan applications.
The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
order. If this order expires or otherwise terminates, the certificate of capacity shall
automatically terminate.
This order shall be recorded in the Public Records of St. Lucie County.
