Kirby, III, and the comments of the St. Lucie County Development Review Committee on this application, and made the following determinations: Jones Estates Subdivision is an 8-lot subdivision for property located on the east side o' North FFA Road, approximately 0.33 mile north of Orange Avenue in :he AG-1 Agricultural - 1 du/acre) Zoning District and RE (Residential Estate) Future Land Use Classification. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet technical requirements of the Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. On March 11, 2003, the St. Lucie County Board of County Commissioners granted an exemption from Section 11.02.09(A)(5)(d) - Environmental Impact Report. The revised project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. The revisec project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. The revised project will be constructed, arranged, and operated so as not to interfere wi:h the development and use of neighboring property, in accordance with applicable district regulations. 8. NOW, THEREFORI-', BE IT ORDERED: B. C. D. Pursuant to Sectior 11.02.03 (D) of the St. Lucie County Land Development Code, the proposed minor site plan to be known as Jones Estates Subdivision, is hereby approved as shown on the site plan drawings for the project prepared by James A. Kirby, Ill, March 28, 2003, and received by the St. Lucie County Community Development Director on May 5, 2003, for the properly described as follows: BEGINNING AT A POINT ON THE EAST RIGHT-OF-WAY LINE OF FFA ROAD 39.5 FET SOUTH AND 40 FEET EAST OF THE NORTHWEST CORNER OF SECTION 10, TOWNSHIP 35 SOUTH, RANGE 39 EAST; THENCE RUN EAST 367.44 FEET TO THE WESTERLY RIGHT-OF-WAY OF THE FLORIDA TURNPIKE; THENCE SOUTHEASTERLY ON SAID RIGHT-OF-WAY 1,366.67 FEET TO THE SOUTH LINE OF THE NORTH '/, OF THE NORTHWEST ¼ OF SECTION 10; THENCE WEST TO THE EAST RIGHT-OF-WAY OF FFA ROAD; THENCE NORTH 1,305.5 FEET TO THE POINT OF BEGINNING. CONTAINING 17.498 ACRES. (TAX ID#: 2310-222-0002-00014) (Location: East side of North FFA Road, approximately 0.33 mile north of Orange Avenue) The approvals gran.ed by this administrative order shall expire on May 27, 2005, unless a final plat approval is granted or an extension is granted in accordance with the provisions of Section 11.02.06 of the St. Lucie County Land Development Code. The Final Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioner, Nancy A. Jones, including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities including, but not limited to; the United States Army Corps of Engineers, the Flodda Department of Environmental Protection, and the South Florida Water Management District, pdor to the issuance of any local building permits of authoriza :ions to commence development activities on the properly described in Part A. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be placed on file with the St. Lucie County Community Development Director and mailed, return receipt requested, to the developer and agent of record as identified on the site plan applications. If this order expires or otherwise terminates, the certificate of capacity shall automatically termir ate. F. This order shalt be recorded in the Public Records of St. Lucie County.
