HomeMy WebLinkAbout03-242 1 2 3 4 5 6 7 8 9 10 11 RESOLUTION 03-242 FILE NO.: RZ-03-042 A RESOLUTION GRANTING A CHANGE IN ZONING FROM THE AR-1 (AGRICULTURAL, RESIDENTIAL - 1 DU/ACRE) ZONING DISTRICT TO THE CO (COMMERCIAL, OFFICE) ZONING DISTRICT OF CERTAIN PROPERTY IN ST. LUClE COUNTY, FLORIDA WHEREAS, the Board of Coun%, Commissioners of St. Lucie County, Florida, based on the testimony and evidence including, but not limited to the staff report, has made the following determinations: Teamster Local Union #1731 presented a petition for a change in zoning from the AR-1 (Agricultural, Residential - 1 du/acre) zoning district to the CO (Commercial, Office) zoning district for the property described in Part A below. On November 20, 2003, the St. Lucie County Planning and Zoning Commission held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property, and recommended that the Board of County Commissioners approve the hereafter described request for a change in zoning from the AR-1 (Agricultural, Residential - 1 du/acre) zoning district to the CO (Commercial, Office) zoning district for the property described in Part A below. On December 2, 2003, this Board held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property. The proposed change in zoning is consistent with the goals, objectives, and policies of the St. Lucie County Comprehensive Plan and has satisfied the requirements of Section 11.06.03 of the St. Lucie County Land Development Code. The proposed change in zoning is consistent with the existing and proposed use of property in the surrounding area. LUClE COUNTY, FLORIDA, THE BOUNDARY OF SAID PARCEL BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: FROM THE NORTHEAST CORNER OF SAID LOT 93; RUN WEST ALONG THE NORTH LINE THEREOF 451.68 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE WEST ALONG THE SAME LINE 210 FEET TO A POINT 3.34 FEET EAST OF THE NORTHWEST CORNER OF SAID LOT 93; THENCE RUN SOUTH AND PARALLEL WITH THE WEST LINE OF LOT 92, A DISTANCE OF 625.34 FEET MORE OR LESS, TO A POINT ON THE NORTH RIGHT OF WAY LINE OF MIDWAY ROAD; THENCE RUN EAST ALONG SAID RIGHT OF WAY LINE 210 FEET; THENCE NORTH ON A LINE PARALLEL WITH THE WEST LINE OF SAID LOT 92 A DISTAND OF 627.66 FEET, MORE OR LESS, TO THE POINT OF BEGINNING, LESS AND EXCEPTING THEREFROM ALL THAT PORTION DEEDED TO STATE OF FLORIDA FOR THE USE AND BENEFIT OF THE STATE OF FLORIDA DEPARTMENT OF TRANSPORTATION AND RECORDED IN OR BOOK 235, PAGE 803, OF THE PUBLIC RECORDS OF ST. LUClE COUNTY, FLORIDA. Tax Id. No. 3403-502-0156-700/2 (Location: 3498 West Midway Road (north side of West Midway Road, approximately430 feet west of the intersection of Christensen Road and Midway Road.) owned by Teamsters Local Union #173, is hereby changed from the AR-1 (Agricultural, Residential - 1 du/acre) zoning district to the CO (Commercial Office) zoning district. The St. Lucie County Community Development Director is hereby authorized and directed to cause the change to be made on the Official Zoning Map of St. Lucie County, Florida, and to make notation of reference to the date of adoption of this resolution.
