SPECIAL WARRANTY DEED
THIS DEED is made this c21 day of April A.D., 2004, BETWEEN ATLANTIC
TRUSS COMPANY, LTD., a Florida limited partnership, *Grantor, and ST. LUCIE
COUNTY, a political division of the State of Florida, whose address is 2300 Virginia
Avenue, Fort Pierce, FL 34982-5652, *Grantee,
WITNESSETH, that said Grantor, for and in consideration of the sum ofTEN AND
NO/100 DOLLARS ($10.00) and other good and valuable considerations to said grantor
in hand paid by said grantee, the receipt whereof is hereby acknowledged has granted,
bargained and sold to the said Grantee, and Grantee's heirs and assigns forever, the
following described land, situate, lying and being in St. Lucie County, Florida, to-wit:
A parcel of land lying in the North 452.50 feet of the Southwest 1/4 of the
Northwest 1/4, Section 36, Township 34 South, Range 39 East, St. Lucie
County, Florida, less and excepting therefrom the West 74.00 feet for road
and canal rights-of-way, being more fully described as follows:
Commencing at the Northwest comer of the Southwest 1/4 of the Northwest
1/4 of said Section 36, Township 34 South, Range 39 East; thence
S89050'58" E along the North line of the Southwest 1/4 of the Northwest 1/4
a distance of 74.00 feet to a point on the East right-of-way line of Kings
Highway (SR. 713), said point also being the Point of Beginning; thence
continue along the North line of the Southwest 1/4 of the Northwest 1/4
S89050'58"E, leaving said East right-of-way line a distance of 150.00 feet;
thence S03022'34"W a distance of 453.22 feet to the South line of the North
452.50 feet of the Southwest 1/4 of the Northwest 1/4; thence N89050'58"W
along the South line of the North 452.50 feet to the Southwest 1/4 of the
Northwest 1/4 a distance of 127.00 feet to a point on the East right-of-way
line of Kings Highway (SR. 713); thence NOo028'02"E along said East right-
of-way line a distance of 452.50 feet back to the Point of Beginning,
containing 1.44 acres (62,672 sq. ft.) more or less.

SUBJECT TO: conditions, restrictions, reservations, limitations, and easements of
record; applicable zoning ordinances, taxes and assessments for the year 2004,
and subsequent years, but that reference to the restrictions, shall not operate to
reimpose the same.
TO HAVE AND TO HOLD the same unto the Grantee in fee simple.
AND THE GRANTOR DOES HEREBY COVENANT WITH THE Grantee, that at
the time of the delivery of this Deed, the land was free from all encumbrances made by
Grantor, and that Grantor will warrant and defend the same against the lawful claims and
demands of all persons claiming by, through, or under Grantor, but against none other.
