AN ORDER GRANTING A MAJOR ADJUSTMENT
TO A MINOR SITE PLAN APPROVAL FOR THE
PROJECT KNOWN AS PINE SUMMIT REPLAT NO.
1
WHEREAS, the St. Lucie County Growth Management Director has reviewed the application for site plan
approval submitted by Culpepper & Terpening, Inc. and the comments of the St. Lucie County Development
Review Committee on this application, and made the following determinations:
1. Pine Summit ReDlat NO.1 Subdivision is a replat of Tract A and a Portion of a Conservation
Tract No. 1 of Pine Summit Subdivision on property located at the southeast corner of the
intersection of South U.S. Highway NO.1 and Vista Trails, and adjacent to the west boundary
of Vista Royale in the CG (Commercial, General) Zoning District.
2. The Development Review Committee has reviewed the site plan for the proposed project and
found it to meet technical requirements of the Land Development Code and to be consistent
with the St. Lucie County Comprehensive Plan.
3. The revised project is consistent with the general purpose, goals, objectives, and standards
of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development
Code.
4. The revised project will not have an undue adverse effect on adjacent property, the character
of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the
public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the proposed project
on the immediate vicinity through building design, site design, landscaping, and screening.
6. The revised project will be constructed, arranged, and operated so as not to interfere with the
development and use of neighboring property, in accordance with applicable district
regulations.
7. The revised project is to be served by adequate public facilities and services.
8. The applicant has applied for and received an updated certificate of capacity, a copy of which
is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land
Development Code.
NOW, THEREFORE, BE IT ORDERED:

Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the proposed
major adjustment to a minor site plan to be known as Pine Summit Replat No.1, is hereby approved
as shown on the site plan drawings for the project prepared by Culpepper & Terpening, Inc., May 19,
2005, and received by the St. Lucie County Growth Management Director on May 19, 2005, for the
property described as follows:
TRACT "A" OF THE PLAT ENTITLED PINE SUMMIT, AS RECORDED IN PLAT BOOK 40,
PAGES 13, 13A, AND 13B, OF THE PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA.
TOGETHER WITH:
A PORTION OF CONSERVATION TRACT NO.1, ACCORDING TO THE PLAT OF PINE
SUMMIT, AS RECORDED IN PLAT BOOK 40, PAGES 13, 13A THROUGH 13B OF THE
PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA; SAID PORTION BEING BOUNDED
ON THE EAST BY THE SOUTHERLY EXTENSION OF THE EAST LINE OF TRACT "A" AND
BOUNDED ON THE SOUTH BY THE SOUTH LINE OF TRACT "A". (Tax 10#: 3422-596-0003-
000/8).
(Location:
Southeast comer of the intersection of South U.S. Highway No.1 and Vista
Trails, and adjacent to the west boundary of Vista Royale)
The approvals granted by this administrative order shall expire on November 4, 2007, unless a final
plat approval is granted or an extension is granted in accordance with the provisions of Section
11.02.06 of the St. Lucie County Land Development Code.
The Final Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioners, K & J of St. Lucie County, Inc., including any successors in interest,
shall obtain all necessary development permits and construction authorizations from the appropriate
State and Federal regulatory authorities including, but not limited to; the United States Army Corps of
Engineers, the Florida Department of Environmental Protection, and the South Florida Water
Management District, prior to the issuance of any local building permits of authorizations to
commence development activities on the property described in Part A.
A copy of this resolution shall be attached to the site plan drawings described in Part A, which plan
shall be placed on file with the St. Lucie County Growth Management Director.
The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order. If
this order expires or otherwise terminates, the certificate of capacity shall automatically terminate.
A copy of this Order shall be mailed, return receipt requested to the developer and agent of record
as identified on the site plan applications.
A copy of this Order shall be attached to the site plan drawings described in Section A, which plan
shall be on file with the St. Lucie County Growth Management Director.
