MINOR SITE PLAN TO BE KNOWN AS
HOSPICE OF THE TREASURE COAST
WHEREAS, the St. Lucie County Growth Management Director has reviewed the application for site
plan approval submitted by Friscia Engineering, reviewed the comments of the St. Lucie County
Development Review Committee on this application, and made the following determinations:
1. Hospice of the Treasure Coast is a proposed 15,553 square foot facility located at
5090 Dunn Road in the I (Institutional) Zoning District.
2. The Development Review Committee has reviewed the site plan for the proposed
project and found it to meet technical requirements of the Land Development Code
and to be consistent with the St. Lucie County Comprehensive Plan.
3. The project is consistent with the general purpose, goals, objectives, and standards
of the St. Lucie County Comprehensive Plan and the St. Lucie County Land
Development Code.
4. The project will not have an undue adverse effect on adjacent property, the character
of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping, and screening.
6. The project will be constructed, arranged, and operated so as not to interfere with
the development and use of neighboring property, in accordance with applicable
district regulations.
7. The project is to be served by adequate public facilities and services.
8. The applicant has applied for and received a Certificate of Capacity, a copy of which
is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County
Land Development Code.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the
proposed major adjustment to a minor site plan to be known as Hospice of the Treasure
Coast, is hereby approved as shown on the site plan drawings for the project prepared by

Friscia Engineering, Inc., December 16, 2005, and received by the St. Lucie County Growth
Management Director on December 27, 2005, on the property described below, subject to
the following conditions:
1. Prior to the issuance of the Certificate of Occupancy (CO) for the proposed
project, the developer, his successors or assigns, shall convey to St. Lucie
County, in a manner and form acceptable to the St. Lucie County Attorney, the
west 10 feet of the subject property for additional right-of-way for Dunn Road. To
the extent permitted under the County's Code and Compiled Laws, any such
dedication may be considered eligible for Road Impact Fee Credits.
2. Prior to the issuance of the Certificate of Occupancy (CO) for the proposed
project, the developer, his successors or assigns, shall construct a 6-foot wide
sidewalk along the project's frontage on Dunn Road.
3. Prior to the issuance of the Certificate of Occupancy (CO) for the proposed
project, the developer, his successors or assigns, shall coordinate with the Public
Works Department on their fair share contribution toward the paving of Dunn
Road.
The property on which this minor site plan is being approved is described as follows:

THE PLAT THEREOF AS RECORDED IN PLAT BOOK 1, PAGE 23, PUBLIC RECORDS

The approvals granted by this administrative order shall expire on February 14, 2008, unless
a building permit is issued or an extension is granted in accordance with the provisions of
Section 11.02.06 of the St. Lucie County Land Development Code.
The Final Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioners, Hospice of the Treasure Coast, including any successors in
interest, shall obtain all necessary development permits and construction authorizations from

the appropriate State and Federal regulatory authorities including, but not limited to; the
United States Army Corps of Engineers, the Florida Department of Environmental
Protection, and the South Florida Water Management District, prior to the issuance of any
local building permits of authorizations to commence development activities on the property
described in Part A.
E. A copy of this Order shall be attached to the site plan drawings described in Part A, which
plan shall be placed on file with the St. Lucie County Growth Management Director and
mailed, return receipt requested to the developer and agent of record as identified on the
site plan applications.
F. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
order. If this order expires or otherwise terminates, the certificate of capacity shall
automatically terminate.
G. This order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 14th day of February 2006.
