LUCIE COUNTY, FLORIDA. WHEREAS, the Board of County Commissioners of St. Lueie County, Florida, based on the testimony and evidenee, ineluding but not limited to the staff report, has made the following determinations: 1. MRJ Properties, LLC, has applied for major site plan approval for the project to be known as Jones Center in the Kings Highway Industrial Park consisting of 30,022 square feet of warehouse and office spaee for property loeated on lots 32, 33, and 34 in Kings Highway Industrial Park in the IL (Industrial, Light) Zoning Distriet for the property described in Part B. 2. The Development Review Committee has reviewed the site plan for the proposed projeet and found it to meet minimum technieal requirements of the St. Lucie County Land Development Code and to be eonsistent with the future land use maps from the St. Lueie County Comprehensive Plan. 3. The proposed projeet is eonsistent with the general purpose, goals, objectives and standards of review of the St. Lucie County Land Development Code, the St. Lucie County Comprehensive Plan, and the Code of Ordinanees of St. Lucie County. 4. The proposed project will not have an undue adverse effeet on adjacent property, the eharacter of the neighborhood, traffic eonditions, parking, utility faeilities, or other matters affecting the public health, safety and general welfare. 5. All reasonable steps have been taken to minimize any adverse effeet of the proposed projeet on the immediate vicinity through building design, site design, landseaping, and sereening. 6. The proposed project will be constructed, arranged and operated so as not to interfere with the development and use of neighboring property, in aceordanee with applieable distriet regulations. 7. The proposed projeet will be served by adequate publie faeilities and serviees. 8. The applicant has applied for and received a certifieate of eapacity exemption, a copy of which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land Development Code. Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the site plan for the project to be known as Jones Center in Kings Highway Industrial Park, is hereby approved as depieted on the site plan drawings for the project prepared by Arehiteetural Dimensions, dated July 8, 2005, last revised November 21, 2005, and date stamped reeeived by the St. Lueie County Growth Management Director on Deeember 2, 2005, for the following described property: LOTS 32, 33, AND 34 BLOCK A, KINGS HIGHWAY INDUSTRIAL PARK, UNIT TWO, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 32, PAGES S, SA, PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. (Location: Commercial Circle, Fort Pieree) B. The approvals and authorizations granted by this Resolution are for the purpose of obtaining building permits on this property, shall expire on February 7, 2007, unless the developer has obtained building permits for the site plan deseribed in Part A or an extension has been granted in aceordance with Seetion 11.02.06, St. Lueie County Land Development Code. C. The Major Site Plan approval granted under this Resolution is specifieally conditioned to the requirement that the petitioner, MRJ Properties, LLC, including any sueeessors in interest, shall obtain all neeessary development permits and eonstruetion authorizations form the appropriate State and Federal regulatory authorities, ineluding but not limited to: the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management Distriet, prior to the issuanee of any loeal building permits of authorizations to eommenee development activities on the property deseribed in Part B. D. The Certifieate of Capacity Exemption, a copy of whieh is attaehed to this resolution, shall remain valid for the period of Site Plan approval. Should the Site Plan approval granted by this resolution expire or an extension be sought pursuant to Section 11.07.05(F) of the St. Lueie County Land Development Code, a new certifieate of eapaeity exemption shall be required. E. A eopy of this resolution shall be attached to the site plan drawings deseribed in Part A, whieh plan shall be plaeed on file with the St. Lucie County Growth Management Director. F. A eopy of this Order shall be mailed, return reeeipt requested to the developer and agent of reeord as identified on the site plan applications. G. This Order shall be recorded in the Public Records of St. Lueie County.
