AN ORDER GRANTING MINOR SITE PLAN
APPROVAL FOR THE PROJECT TO BE
KNOWN AS KINGS HIGHWAY INDUSTRIAL
PARK LOTS 17 & 18
WHEREAS, the St. Lucie County Growth Management Director has reviewed the application
for site plan approval submitted by Richard Cullifer, reviewed the comments of the St. Lucie
County Development Review Committee on this application, and made the following
determinations:
1. A 21,744 square foot general industrial building proposed for a project to be known
as Kings Highway Industrial Park Lots 17 & 18, in the IL (Industrial, Light) Zoning
District for the property described in Part A and generally located northwest of the
Kings Highway and Angle Road intersection.
2. The Development Review Committee has reviewed the site plan for the proposed
project and found it to meet technical requirements of the Land Development Code
and to be consistent with the St. Lucie County Comprehensive Plan.
3. The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Comprehensive Plan and the St. Lucie County
Land Development Code.
4. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters affecting the public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping, and screening.
6. The proposed project will be constructed, arranged, and operated so as not to
interfere with the development and use of neighboring property, in accordance with
applicable district regulations.
7. The proposed project is to be served by the Fort Pierce Utility Authority water and
sewer system.
8. The applicant has applied for and received a certificate of capacity, a copy of which
is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County
Land Development Code.

NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.02.03(A)(5) of the St. Lucie County Land Development Code,
the Site Plan for the project to be known as Kings Highway Industrial Park Lots
17 & 18 be, and the same is hereby, approved as shown on the site plan drawings
forthe project prepared by Gentile Holloway O'Mahoney & Associates, Inc., on May
6, 2005 and last revised on December 15, 2005 and received by the St. Lucie
County Growth Management Director on February 8, 2006, for the property
described in Part B below is hereby approved.
B. The property on which this development will take place is described as follows:
Lots 17 and 18, Block A of Kings Highway Industrial Park Unit Two, according to the
Plat thereof as recorded in Plat Book 32, Pagers) 5 and 5A of the Public Records of
St. Lucie County (2.27 acres). (Tax 10#: 1335-802-0002-0008)
(Location:
Kings Highway Industrial Park, the northwest intersection of
Kings Highway and Angle Road.)
B. This site plan shall expire on February 9,2008, unless a building permit or a site plan
approval extension is granted in accordance with Section 11.02.06, St. Lucie County
Land Development Code. All requests for site plan extension shall be accompanied
by a request for a new certificate of capacity for the property and project described in
this Order.
The Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioner, Richard Cullifer, including any successors in interest,
shall obtain all necessary development permits and construction authorizations from
the appropriate State and Federal regulatory authorities including, but not limited to;
the United States Army Corps of Engineers, the Florida Department of
Environmental Protection, and the South Florida Water Management District, prior to
the issuance of any local building permits of authorizations to commence
development activities on the property described in Part A.
This Order shall become effective upon the date of approval indicated below.
Should the property owner, developer or authorized agent wish to appeal any
condition described in Section A above, all such appeals must be filed in writing with
the County Administrator within 30 days of the rendering of this Order, as described
in Section 11.02.03(B), St. Lucie County Land Development Code. Should an
appeal to this Order be filed, no permitting reviews or further administrative action
shall take place on the processing of this development project until the appeal is
resolved.
E. A copy of this Order shall be attached to the site plan drawings described in Part A,
which plan shall be placed on file with the St. Lucie County Growth Management
Director and mailed, return receipt requested to the developer and agent of record as
identified on the site plan applications.

F. The certificate of capacity, attached as Exhibit A, shall be valid for the same period
as this order. If this order expires or otherwise terminates, the certificate of capacity
shall automatically terminate.
