AN ORDER GRANTING APPROVAL FOR A
MINOR SITE PLAN TO BE KNOWN AS
PORT CONSOLIDATED
WHEREAS, the 5t. Lucie County Growth Management Director has reviewed the application for site
plan approval submitted by EDC, Inc., reviewed the comments of the 5t. Lucie County Development
Review Committee on this application, and made the following determinations:
1. Port Consolidated. Inc. , is a proposed 18,240 square foot industrial project consisting of a
3,840 square foot fueling facility and 14,400 square foot warehouse and office for property
located on the west side of Jenkins Road, approximately 450 feet north of Orange Avenue in
the IL (Industrial, Light) Zoning District.
2. The Development Review Committee has reviewed the site plan for the proposed project
and found it to meet technical requirements of the Land Development Code and to be
consistent with the 5t. Lucie County Comprehensive Plan.
3. The project is consistent with the general purpose, goals, objectives, and standards of the
5t. Lucie County Comprehensive Plan and the 51. Lucie County Land Development Code.
4. The project will not have an undue adverse effect on adjacent property, the character of the
neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public
health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the proposed project
on the immediate vicinity through building design, site design, landscaping, and screening.
6. The project will be constructed, arranged, and operated so as not to interfere with the
development and use of neighboring property, in accordance with applicable district
regulations.
7. The project is to be served by adequate public facilities and services.
8. The applicant has applied for and received a certificate of capacity, a copy of which is
attached to this order as Exhibit A, as required under Chapter V, 5t. Lucie County Land
Development Code.

NOW, THEREFORE, BE IT ORDERED:
A Pursuant to Section 11.02.03 (D) of the SI. Lucie County Land Development Code, the
proposed Minor Site Plan to be known as Port Consolidated, Inc. - Fueling Station, is
hereby approved as shown on the site plan drawings for the project prepared by Engineering
Design & Construction, Inc., dated April 18, 2005, and received by the St. Lucie County
Growth Management Director on April 20, 2005, on the property described as follows:
BEGINNING AT A POINT ON THE WESTERLY LINE OF JENKINS ROAD (26 FEET
WIDE) AT A POINT DISTANT 418.84 FEET NORTHWARDLY FROM THE NORTHERLY
LINE OF ORANGE AVENUE (110.5 FEET WIDE) AND EXTENDING:
1.) NORTH 00°04'51" EAST, IN AND ALONG THE SAID LINE OF JENKINS ROAD,
200.00 FEET TO A POINT; THENCE,
2.) SOUTH 89°41'22" WEST, 591.27 FEET TO A POINT; THENCE,
3.) SOUTH 00°05'03" WEST, 612.68 FEET TO A POINT IN THE NORTHERLY LINE
OF ORANGE AVENUE; THENCE,
4.) NORTH 89°30'33" EAST, IN AND ALONG THE SAID NORTHERLY LINE OF
ORANGE AVENUE, 25.00 FEET TO APPOINT; THENCE,
5.) NORTH 00°05'03" EAST, 421.68 FEET TO A POINT; THENCE,
6.) NORTH 89°41'22" EAST, 393.27 FEET TO A POINT; THENCE,
7.) NORTH 89°41'14" EAST, 173.00 FEET TO THE WESTERLY LINE OF JENKINS
ROAD AND THE POINT AND PLACE OF BEGINNING.
SUBJECT TO A DRAINAGE MAINTENANCE EASEMENT IN THE SOUTH 15 FEET OF
THE EAST 200 FEET. ALSO, SUBJECT TO A SIGN MAINTENANCE EASEMENT IN THE
SOUTH 50 FEET OF THE WEST 25 FEET.
THE ABOVE LEGAL DESCRIPTION FALLS IN THE NORTHEAST V. OF SECTION 12,
TOWNSHIP 39 SOUTH, RANGE 39 EAST. (TAX ID. #'s: 2312-144~001~0/4; 2312-144-
0002~00/1; and, 2312-144~003~00/8)

B. The approvals granted by this administrative order shall expire on May 16, 2007, unless a
building permit is issued or an extension is granted in accordance with the provisions of
Section 11.02.06 of the St. Lucie County Land Development Code.

The Final Site Plan approval granted under this Resolution is specifically conditioned to the
requirement that the petitioner, Consolidated Properties of Ft. Pierce, LLC, including any
successors in interest, shall obtain all necessary development penmits and construction
authorizations from the appropriate State and Federal regulatory authorities including, but
not limited to; the United States Army Corps of Engineers, the Florida Department of
Environmental Protection, and the South Florida Water Management District, prior to the
issuance of any local building permits of authorizations to commence development activities
on the property described in Part A

D. A copy of this Order shall be attached to the site plan drawings described in Part A, which
plan shall be placed on file with the St. Lucie County Growth Management Director and
mailed, return receipt requested to the developer and agent of record as identified on the
site plan applications.
E. The Certificate of Capacity, attached as Exhibit A, shall be valid for the same period as this
order. If this order expires or otherwise temninates, the Certificate of Capacity shall
automatically terminate.
F. This order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 16th day of May 2005.
