A RESOLUTION PROVIDING FOR A 12-MONTH EXTENSION OF
A CONDITIONAL USE PERMIT FOR A 7,700 SQUARE FOOT
BEACH CLUB FOR PROPERTY LOCATED IN ST. LUCIE
COUNTY, FLORIDA
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including, but not limited to, the staff report, has made the following
determinations:
1. On April 19, 2005, this Board, through Resolution No. 05-136, granted approval to allow
the operation of a 7,700 square foot beach club in the HIRD (Hutchinson Island
Residential District) and PUD (Planned Unit Development) Zoning Districts for property
described in Part C.
2. The Conditional Use Permit was approved in conjunction with the Tesoro Beach Club
Major Site Plan. The Tesoro Beach Club approved on April 19, 2005, through Resolution
No. 05-137 for a 100 unit condominium shall include a 7,700 square foot beach club.
3. Ginn LA St. Lucie, LLLP, the developer of Tesoro Beach Club has requested that the
Conditional Use Permit granted through Resolution No. 05-136, be extended for a period
of 12 additional months from its date of scheduled expiration, April 19, 2006.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of 51. Lucie
County, Florida:
A. Pursuant to Section 11.02.06(B)(2) of the St. Lucie County Land Development Code, the
Conditional Use Permit, approved through Resolution No. 05-136 is hereby extended for a
period of 12 additional months from its date of scheduled expiration, April 19, 2006, with
the new expiration date being April 19, 2007.
B. All terms and conditions of Resolution No. 05-136, shall remain in full force and effect.
C. The property on which this Conditional Use Permit extension is being granted is described
as follows:
PARCEL 1
BEING A TRACT OF LAND LYING IN SECTION 22, TOWNSHIP 36 SOUTH, RANGE 41
EAST, ST. LUCIE COUNTY, FLORIDA; BOUNDED ON THE SOUTH BY A LINE
PARALLEL WITH AND 5,767.86 FEET NORTHERLY (MEASURED AT RIGHT ANGLES)
FROM THE SOUTH LINE OF SECTION 27, OF SAID TOWNSHIP AND RANGE; ON THE
NORTH BY A LINE PARALLEL WITH AND 6,323.74 FEET NORTHERLY (MEASURED AT

RANGE 41 EAST, AND THE NORTH 59.06 FEET OF SECTION 27, TOWNSHIP 36
SOUTH, RANGE 41 EAST, MEASURING 250 FEET ALONG THE ATLANTIC OCEAN.

South Hutchinson Island - east side of State Road A-1-A south of the
County's wastewater treatment plant and across from Pelican Point
Subdivision)
This Conditional Use Permit extension shall expire on April 19, 2007, unless a building
permit is secured prior to expiration date or an extension has been granted in accordance
with Section 11.02.06, St. Lucie County Land Development Code.
The Certificate of Capacity, a copy of which is attached to this resolution, was granted by
the Growth Management Director on June 7, 2006, shall remain valid for the period of this
Conditional Use Permit approval.
