A RESOLUTION PROVIDING FOR A 12-MONTH EXTENSION
OF A FINAL PLANNED UNIT DEVELOPMENT PLAN FOR THE
PROJECT KNOWN AS OAKLAND ESTATES - PUD
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
1. On October 19, 2004, this Board, through Resolution 04-096, approved a Preliminary
and Final Planned Unit Development for the project known as Oakland Estates- PUD,
consisting of 73 single-family residential units on 20.50 acres of land northwest of the
intersection of Kings Highway and Palomar Street.
2. The developer of Oakland Estates-PUD has requested that the Final Planned Unit
Development granted through Resolution 04-096, be extended for a period of 12 additional
months from its date of scheduled expiration, October 19, 2006.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. Pursuant to Section 11.02.06(B)(3) of the St. Lucie County Land Development Code, the
Final Planned Unit Development, approved through Resolution 04-096 is hereby extended
for a period of 12 additional months from its date of scheduled expiration, October 19, 2006,
with the new expiration date being October 19,2007, subject to an additional condition:
. The developer, his successors or assigns, shall be permitted a maximum of four (4) dry
models per Section 11.03.01 C. of the St. Lucie County Land Development Code,
provided no certificate of occupancy is issued prior to the recordation of the Final Plat.
B. All terms and conditions of Resolution 04-096, shall remain in full force and effect.
C. The property on which this Final Planned Unit Development extension is being granted is
described as follows:
THE EAST V. OF THE SOUTHEAST V. OF THE SOUTHEAST V. OF SECTION 11, TOWNSHIP 35 SOUTH,
RANGE 39 EAST, AS RECORDED IN THE PUBLIC RECORDS OF ST. LUCIE COUNTY. SAID PARCEL
CONTAINS 20.59 ACRES, MORE OR LESS.
THAT PART OF THE EAST Yz OF THE SOUTH EAST % OF SECTION 11, TOWNSHIP 35 SOUTH,
RANGE 39 EAST, AS RECORDED IN THE PUBLIC RECORDS OF ST. LUCIE COUNTY AND BEING
MORE PARTICULARLY DESCRIBED AS COMMENCING AT THE SOUTH EAST CORNER OF THE
SOUTH EAST V. OF THE SOUTH EAST V. THENCE RUN NORTH 00' 38' 59" WEST ALONG THE EAST

D. This Final Planned Unit Development Plan extension shall expire on October 19, 2007,
unless a building permit is secured prior to expiration date or an extension has been
granted in accordance with Section 11.02.06, St. Lucie County Land Development Code.
E. The Certificate of Capacity granted by the Growth Management Director on October 19,
2006, shall remain valid for the period of this Planned Unit Development Final Site Plan
approval.
F. The St. Lucie County Growth Management Director is hereby authorized and directed to
cause the notation of this resolution to be made on the Official Zoning Map of St. Lucie
County, Florida, and to make notation of reference to the date of adoption of this
resolution.
G. A copy of this resolution shall be placed on file with the St. Lucie County Growth
Management Director.
