A RESOLUTION FOR A MAJOR ADJUSTMENT TO
AN EXISTING CONDITIONAL USE TO ALLOW
PAINTBALL RECREATIONAL ACTIVITIES IN AN IL
(INDUSTRIAL, LIGHT) ZONING DISTRICT FOR
PROPERTY LOCATED SOUTH OF ST. LUCIE
BOULEVARD AT 2525 CENTER ROAD IN ST. LUCIE
COUNTY, FLORIDA.
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
1. St. Lucie Recreation Center LLC presented a petition for a major adjustment to an
Existing Conditional Use Permit to allow paintball recreational activities in the IL
(Industrial, Light) Zoning District, for the property depicted on the attached maps as
Exhibit "B" and described in Part B below.
2. On January 12, 1988, the SI. Lucie County Board of County Commissioners granted a
Conditional Use Permit for the Ft. Pierce Speedway Go-cart Track operations in a CG
(Commercial, General) Zoning District.
3. On November 14, 2006, this Board held a public hearing on this petition, after
publishing a notice of such hearing and notifying by mail all owners of property within
500 feet of the subject property.
4. The proposed Major Adjustment to an Existing Conditional Use Permit is consistent
with the goals, objectives, and policies of the St. Lucie County Comprehensive Plan
and has satisfied the requirements of Section 11.07.03 of the St. Lucie County Land
Development Code.
5. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters affecting the public health, safety and general welfare.
6. The proposed project is served by an on-site well and septic system.
7. A Concurrency Exemption, a copy of which is attached to this resolution, was granted
by the Director of Growth Management.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of SI. Lucie County,
Florida:
A. Pursuant to Section 11.07.03 of the SI. Lucie County Land Development Code, a
Major Adjustment to an Existing Conditional Use Permit to allow paintball
recreational activities in an IL (Industrial, Light) Zoning District, with the following
conditions:
1 . The paintball fields are only approved for operations for a period of one year
from the date of approval of this resolution, unless an extension is granted by
the Board of County Commissioners.
2. The operation of the paintball recreational activities shall be limited to
Saturdays, Sundays and Holidays between the hours of 7 a.m. and 6 p.m.
3. All paintball activities shall be conducted within the oval ofthe existing go-
cart tract.
4. Prior to the issuance of Zoning Compliance for the paintball facilities the
applicant shall submit proof of insurance.
5. Paintball activities shall not begin until 12 foot high netting is installed along
the northern 50% of the oval track.
B. The subject property is described as follows:
The West 795.1 feet of the South 1167.5 feet of the North 1217.5 feet of the
Southwest one-quarter (1/4) of the Northeast one-quarter (1/4) and Southeast one-
quarter (114) of the Northwest one-quarter (114) of Section 31, Township 34, Range 40
East, less roads and canals; containing 56.62 acres more or less, located in St. Lucie
County, Florida.

C. The approvals and authorizations granted by this Resolution are for the purpose of
obtaining a zoning compliance for this property, and shall expire on November 14,
2007, unless the developer has obtained a zoning compliance for the uses described
in Part A above, or an extension has been granted in accordance with Section
11.07.05(F), St. Lucie County Land Development Code.
D. The Concurrency Exemption, a copy of which is attached to this resolution, shall
remain valid for the period of Conditional Use approval. Should the Conditional Use
approval granted by this resolution expire or an extension be sought pursuant to
Section 11.07.05(F) of the SI. Lucie County Land Development Code, a new certificate
of capacity shall be required.
E. The SI. Lucie County Grow1h Management Director is hereby authorized and directed
to cause the notation of this resolution to be made on the Official Zoning Map of SI.
