LUCIE COUNTY, FLORIDA WHEREAS, the Board of Adjustment of S1. Lucie County, Florida, based on the testimony and evidence, including, but not limited to the staff report, has made the following determinations: 1. Vanna Kolb, presented a petition for a Variance from the Provisions of Section 7.04.01 (A), to permit the construction of two single-family residences on two lots, which would each have a deficit of a maximum of 175 square feet of the minimum 10,000 square feet required in the RS-4 (Residential, Single-Family - 4 du/acre) Zoning District for lots without central water and sewer services for the property depicted on the attached maps as Exhibit "A" and described below. 2. On November 9, 2005, this Board held a public hearing on the petition, after publishing a notice of such hearing and notifying by mail all owners of property within 500 feet of the subject property. That public hearing was continued to December 7, 2005. 3. On December 7,2005, this Board continued the public hearing. 4. After consideration of the testimony presented during the public hearing, including staff comments and the standards of review for granting variances set out in Section 10.01.02, S1. Lucie County Land Development Code, the Board of Adjustment has made the following determination: The requested variance has met the standards of review as set forth in Section 10.01.02, Sf. Lucie County Land Development Code and is not in conflict with the goals, objectives, and policies of the Sf. Lucie County Comprehensive Plan, because: 1. The variance granted is the minimum variance that will make possible the reasonable use of the land, structure, or building. 2. The variance granted will not have adverse impacts to other property or improvements in the neighborhood. 3. The variance granted meets the general spirit and intent of the Sf. Vanna Kolb. presented a petition for a Variance from the Provisions of Section 7.04.01 (A), to permit the construction of two single-family residences on two lots, which would each have a deficit of a maximum of 175 square feet of the minimum 10,000 square feet required in the RS-4 (Residential, Single-Family - 4 du/acre) Zoning District for the property depicted on the attached maps as Exhibit "A" and described as follows: LAKEWOOD PARK - UNIT 5, BLOCK 46, LOTS 18 AND 19. (Tax ID#: 1301~05-O166- 000/5) (Location: South side of Hamilton Avenue, approximately 100 feet west of Hibiscus Road) B. This variance shall expire twelve months from the date of adoption unless a building permit is approved or an extension is granted in accordance with Section 10.01.06, of the St. Lucie County Land Development Code.
