A RESOLUTION OF THE BOARD OF COUNTY
COMMISSIONERS OF ST. LUCIE COUNTY GRANTING
A CHANGE IN ZONING FROM THE RS-3
(RESIDENTIAL, SINGLE-FAMILY - 3 UNITS PER
ACRE) ZONING DISTRCT TO THE RF (RELIGIOUS
FACILITIES) ZONING DISTRICT FOR A 0.86 ACRE
PARCEL LOCATED AT 3603 SUNRISE BOULELVARD
OF CERTAIN PROPERTY IN ST. LUCIE COUNTY,
FLORIDA
WHEREAS, the Board of County Commissioners of SI. Lucie County, Florida, based on the
testimony and evidence including, but not limited to the staff report, has made the following
determinations:
1. John S. Park, for a Change in Zoning from RS-3 (Residential, Single Family - 3
dwelling units per acre) Zoning District to RF (Religious Facilities) Zoning District for
the property described in Part A and depicted on the attached map in Exhibit "A"
below.
2. On April 19, 2007, the SI. Lucie County Planning and Zoning Commission held a
public hearing on the petition, after publishing notice at least 10 days prior to the
hearing and notifying by mail all owners of property within 500 feet of the subject
property, and recommended that the Board of County Commissioners approve the
hereafter described request for a change in zoning from the RS-3 (Residential,
Single Family - 3 dwelling units per acre) Zoning District to RF (Religious Facilities)
Zoning District for the property described in Part A below.
3. On May 15, 2007, this Board held a public hearing on the petition, after publishing
notice at least 10 days prior to the hearing and notifying by mail all owners of
property within 500 feet of the subject property.
4. The proposed change in zoning is consistent with the goals, objectives, and policies
of the SI. Lucie County Comprehensive Plan and has satisfied the requirements of
Section 11.06.03 of the SI. Lucie County Land Development Code.
5. The proposed change in zoning is consistent with the existing and proposed uses in
the surrounding area.
6. A Concurrency Deferral Affidavit, a copy which is attached to this Resolution,
was signed by the applicant on January 22,2007.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. The proposed change in the Zoning District from the RS-3 (Residential, Single
Family - 3 dwelling units per acre) Zoning District to the RF (Religious Facilities)
Zoning District for that property described as follows:
COMMENCING AT THE NORTHWEST CORNER OF THE NORTHEAST 1/4 OF
THE NORTHWEST 1/4 OF SECTION 33, TOWNSHIP 35 SOUTH, RANGE 40
EAST, ST. LUCIE COUNTY, FLORIDA; THENCE RUN S89DEGREES 34'47"E,
ALONG THE NORTH LINE SAID SECTION 33, A DISTANCE OF 794.48 FEET TO
THE POINT OF BEGINNING; THEN RUN N89DEGREES34'47"W, ALONG THE
NORTH LINE OF SAID SECTION 33, A DISTANCE OF 169.85 FEET; THENCE
RUN SOO DEGREES25'13"W AT RIGHT ANGLES TO THE LAST DESCRIBED
LINE, A DISTANCE OF 195 FEET; THENCE RUN S89DEGREES34'47"E
PARALLEL WITH THE NORTH LINE OF SAID SECTION 33, A DISTANCE OF
300.52 FEET, TO THE WEST LINE OF A 60 FOOT RIGHT-OF-WAY OF SUNRISE
BOULEVARD; THENCE RUN N33 DEGREES 24'28"W ALONG SAID RIGHT -OF-
WAY, A DISTANCE OF 234.74 FEET TO THE POINT OF BEGINNING; LESS AND
EXCEPTING THE NORTH 45 FEET FOR ROAD RIGHT-OF-WAY.
(Location: 3603 Sunrise Boulevard, at the southwest corner of the intersection of
Sunrise Boulevard and Bell Avenue)
owned by John S. Park, is hereby approved.
B. The St. Lucie County Growth Management Director is hereby authorized and
directed to cause the change to be made on the Official Zoning Map of St. Lucie
County, Florida, and to make notation of reference to the date of adoption of this
resolution.
