LUCIE COUNTY, FLORIDA. WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the testimony and evidence, including but not limited to the staff report, has made the following determinations: 1. Pressure Pro Inc.. presented a petition for a Major Adjustment to a Minor Site Plan approval for the project known as Pressure Pro, for an addition of 21,815 square foot of space to an existing 14,730 square foot facility for a total of 36,545 square foot of space on 2.81 acres of property, located in the IL (Industrial, Light) Zoning District, for property at 7300 Commercial Circle in the Kings Highway Industrial Park, St. Lucie County, Florida. 2. On October 9, 2007, this Board held a public meeting on the petition of Pressure Pro, Inc., for a Major Adjustment to a Minor site plan approval. 3. The Development Review Committee has reviewed the Major Adjustment for the proposed project and found it to meet all technical requirements and to be consistent with the future land use maps of the St. Lucie County Comprehensive Plan. The proposed project is consistent with the general purpose, goals, objectives and standards of the St. Lucie County Land Development Code, the St. Lucie County Comprehensive Plan, and the Code of Ordinances of St. Lucie County. 4. The proposed project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities or other matters affecting the public health, safety, and general welfare. 5. All reasonable steps have been taken to minimize any adverse effect on the proposed project on the immediate vicinity through building design, site design, landscaping and screening. 6. The proposed project will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. 7. The project site will be served by adequate public facilities. EDWIN M. Pursuant to Section 11.02.04 of the St. Lucie County Land Development Code, the 5 Major Adjustment to a Minor Site Plan for the project known as Pressure Pro, is 6 hereby approved as depicted on the site plan drawings for the project prepared by 7 Omega Productions, Inc., dated November 6, 2006, last revised on August 31, 2007 8 and date stamped received by the St. Lucie County Growth Management Director on 9 September 14,2007, subject to the following conditions: 10 11 1. Prior to the construction or any development activity on site, Section 7.07.00 and 12 11.05.07 of the St. Lucie County Land Development Code requires a stormwater permit. 13 14 2. Prior to the construction or any development activity on site, Section 11.05.03 of the St. 15 Lucie County Land Development Code requires a Driveway permit from County 16 Engineer's Office for Commercial Circle. 17 18 3. Prior to issuance of a St. Lucie County Vegetation Removal Permit for this site, a 19 Landscape Plan, complying with current landscape code, must be submitted to the 20 Environmental Resources Department for review and approval. 21 22 4. Prior to issuance of a Certificate of Occupancy for the new building at the site, 23 landscaping must be installed per approved plan and receive inspection and sign off 24 from Environment Resource Department. 25 26 B. The property on which this major adjustment to a minor site plan approval is being 27 granted is described as follows: 28 29 LOTS 1, 2, AND 3, BLOCK D, PLAT OF KINGS HIGHWAY INDUSTRIAL PARK, 30 UNIT 1, AS RECORDED IN PLAT BOOK 26, PAGE 16 OF THE PUBLIC 31 RECORDS OF ST. LUCIE COUNTY, FLORIDA. 32 33 SAID PARCEL CONTAINS 2.81 ACRES, MORE OR LESS. 34 35 C. The approvals and authorizations granted by this Resolution for the purpose of 36 obtaining building permits on this property shall expire on October 09, 2009, unless 37 building permits have been issued or an extension in accordance with Section 38 11.02.06(B) of the St. Lucie County Land Development Code has been granted. 39 40 D. The Major Adjustment to the Minor Site Plan approval granted under this Resolution is 41 specifically conditioned to the requirement that the petitioner, Pressure Pro Inc, 42 including any successors in interest, shall obtain all necessary permits and 43 authorizations from the appropriate Local, State, and Federal regulatory authorities 44 prior to the issuance of any local building permits or authorizations to commence 45 development activities on the property described in Part B. 46 47 E. The Certificate of Capacity Exemption, a copy of which is attached to this resolution, 48 shall remain valid for the period of Major Site Plan approval. F. The St. Lucie County Growth Management Director is hereby authorized and directed to cause the notation of this resolution to be made on the Official Zoning Atlas of St. Lucie County, Florida, and to make notation of reference to the date of adoption of this resolution. G. The Director of Growth Management shall coordinate the issuance of further site Development Permits. No final site construction authorizations or site Development Permits shall be issued until all requirements for such permits are met. H. A copy of this resolution shall be attached to the. site plan drawings described in Section A, which plan shall be placed on file with the St. Lucie County Growth Management Director. I. A copy of this resolution shall be mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. J. This resolution shall be recorded in the Public Records of St. Lucie County. The recording of this resolution does not authorize the commencement of anyon-site development activities without obtaining such further development permits as may be required. All applicable conditions of approval as set forth above, and all applicable code requirements must be met to satisfaction of the County before final site construction permits are issued.
