A RESOLUTION PROVIDING FOR A 12-MONTH EXTENSION OF A
MAJOR SITE PLAN FOR THE PROJECT KNOWN AS TESORO
BEACH CLUB FOR A PROPERTY LOCATED IN ST. LUCIE COUNTY,
FLORIDA
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including, but not limited to, the staff report, has made the following
determinations:
1. On April 19, 2005, this Board, through Resolution No. 05-137, granted approval for the Major
Site Plan known as Tesoro Beach Club, which is a 100 unit condominium including a 7,700
square foot beach club for property located on South Hutchinson Island - east side of State
Road A-1-A south of the County wastewater treatment plant and across from the Pelican
Point Subdivision.
2. On June 6, 2006, this Board, through Resolution No. 06-158, granted approval for the 12-
Month Extension for the Major site Plan known as Tesoro Beach Club, which is a 100 unit
condominium including a 7,700 square foot beach club for property located on South
Hutchinson Island - east side of State Road A-1-A south of the County wastewater
treatment plant and across from the Pelican point Subdivision.
3. The developer of Tesoro Beach Club has requested that the Major Site Plan 12 month
extension granted through Resolution No. 06-158, be extended for a period of 12 additional
months from its date of scheduled expiration, April 19, 2007.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. Pursuant to Section 11.02.06(B)(2) of the St. Lucie County Land Development Code, the
Major Site Plan, approved through Resolution No. 05-137 is hereby extended for a period of
12 additional months from its date of scheduled expiration, April 26, 2007, with the new
expiration date being April 26, 2008.
B. All terms and conditions of Resolution No. 05-137, shall remain in full force and effect.
C. The property on which this Major Site Plan extension is being granted is described as
follows:

OCEAN AND BEING FURTHER DESCRIBED AS BEING THE NORTH 189.66 FEET OF THE
FOLLOWING DESCRIBED PROPERTY:
A TRACT OF LAND IN SECTIONS 22 AND 27, TOWNSHIP 36 SOUTH, RANGE 41 EAST, LYING
AND BEING IN ST. LUCIE COUNTY FLORIDA, BOUNDED ON THE SOUTH BY A LINE
PARALLEL TO AND 4470 FEET NORTHERLY OF THE SOUTH LINE OF SAID SECTION 27,

EXTENDING FROM THE ATLANTIC OCEAN TO THE INDIAN RIVER BEING DESCRIBED AS THE
SOUTH 178.39 FEET OF SECTION 22, TOWNSHIP 36 SOUTH, RANGE 41 EAST, AND THE
NORTH 59.06 FEET OF SECTION 27, TOWNSHIP 36 SOUTH, RANGE 41 EAST, MEASURING
250 FEET ALONG THE ATLANTIC OCEAN.

South Hutchinson Island - east side of State Road A-1-A south of the County's
wastewater treatment plant and across from Pelican Point Subdivision)
This Major Site Plan extension shall expire on April 19, 2008, unless any development
permit application has been submitted prior to expiration date. No further extensions shall
be granted in accordance with Section 11.02.06, St. Lucie County Land Development Code
without undergoing a complete re-review and demonstration of compliance with all
applicable codes currently in effect.
A Certificate of Capacity, a copy of which is attached to this resolution, was granted by the
Growth Management Director on September 10, 2007, shall remain valid for the period of

F. The St. Lucie County Growth Management Director is hereby authorized and directed to
cause the notation of this resolution to be made on the Official Zoning Map of St. Lucie
County, Florida, and to make notation of reference to the date of adoption of this resolution.
G. A copy of this resolution shall be placed on file with the St. Lucie County Growth
Management Director.
