LUCIE COUNTY, FLORIDA, GRANTING AN AMENDMENT TO THE OFFICIAL ZONING ATLAS TO CHANGE THE ZONING FROM THE AG- 1 (AGRICULTURAL - 1 DU/ACRE) AND IX (INDUSTRIAL, EXTRACTION) ZONING DISTRICTS TO THE IH (INDUSTRIAL, HEAVY) ZONING DISTRICT ON 57.59 ACRES (MORE OR LESS) OF LAND BORDERED BY INTERSTATE 95 ON THE NORTH AND COLBOURN ROAD ON THE SOUTH, APPROXIMATELY 1/2 MILE NORTH OF ORANGE AVENUE, ON THE WEST SIDE OF NORTH ROCK ROAD, SITUATE IN ST. LUCIE COUNTY, FLORIDA. WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the testimony and evidence, including, but not limited to the staff report, has made the following determinations: 1. Lucie Rock, LLC. presented a petition for an Amendment to the Official Zoning Atlas to Change the Zoning from the AG-1 (Agricultural- 1 du/ac) and IX (Industrial, Extraction) Zoning Districts to the IH (Industrial, Heavy) Zoning District for the property depicted on the attached maps as Exhibit "A" and described below. 2. On May 18, 2006, the St. Lucie County Planning and Zoning Commission held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property, and recommended that the Board of County Commissioners approve a change in zoning from the AG - 1 (Agricultural - 1 du/ac) and IX (Industrial, Extraction) Zoning Districts to the IH (Industrial, Heavy) Zoning District. 3. On November 20,2007, this Board held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property. 4. The proposed change in zoning has satisfied the requirements of Section 11.06.03 of the St. Lucie County Land Development Code and is consistent with the goals, objectives, and policies of the St. Lucie County Comprehensive Plan. 5. The proposed change in zoning is consistent with the existing and proposed use of property in the surrounding area.
