A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF ST. LUCIE
COUNTY, FLORIDA AUTHORIZING THE DIRECTOR OF GROWTH MANAGEMENT TO
AMEND THE OFFICIAL ZONING ATLAS FROM THE PUD (PLANNED UNIT
DEVELOPMENT - PELICAN POINTE) ZONING DISTRICT TO THE HIRD (HUTCHINSON
ISLAND RESIDENTIAL DISTRICT) ZONING DISTRICT FOR A PARCEL OF LAND
LOCATED ON THE EAST AND WEST SIDE OF STATE ROAD A-1-AAPPROXIMATELY
850 FEET SOUTH OF THE SOUTH HUTCHINSON ISLAND WASTEWATER TREATMENT
AND WATER RECLAMATION FACILITY, SITUATE IN ST. LUCIE COUNTY, FLORIDA
WHEREAS, the Board of County Commissioners of 8t. Lucie County, Florida, based on the testimony and
evidence, including, but not limited to the staff report, has made the following determinations:
1. 8t. Lucie Countv Director of Growth Manaqement presented a petition for a change in zoning from
the PUD (Planned Unit Development - Pelican Pointe) Zoning District to the HIRD (Hutchinson
Island Residential District) Zoning District for the property depicted on the attached maps as Exhibit
"A" and described below.
2. On, July 18, 1996, the 8t. Lucie County Planning and Zoning Commission held a public hearing on
the petition, after publishing notice at least 15 days prior to the hearing and notifying by mail all
owners of property within 500 feet of the subject property, and recommended that the Board of
County Commissioners approve a change in zoning from the HIRD (Hutchinson Island Residential
District) Zoning District to the PUD (Planned Unit Development) Zoning District.
3. On August 20, 1996, this Board held a public hearing on the petition, after publishing notice at least
15 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject
property.
4. On, January 17, 2008, the 8t. Lucie County Planning and Zoning Commission held a public hearing
on the petition, after publishing notice at least 15 days prior to the hearing and notifying by mail all
owners of property within 500 feet of the subject property, and recommended that the Board of
County Commissioners approve a change in zoning from the PUD (Planned Unit Development -
Pelican Pointe) Zoning District to the HIRD (Hutchinson Island Residential District) Zoning District.
5. On March 4, 2008, the Board of County Commissioners held a public hearing on the petition, after
publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property
within 500 feet of the subject property.
6. The proposed change in zoning has satisfied the requirements of Section 11.06.03 of the St. Lucie
County Land Development Code and is consistent with the goals, objectives, and policies of the St.
Lucie County Comprehensive Plan.
7. The proposed change in zoning is consistent with the existing and proposed use of property in the
surrounding area.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of 8t. Lucie County, Florida:
A. The proposed Change in the Zoning District Classification from the PUD (Planned Unit Development-
Pelican Pointe) Zoning District to the HIRD (Hutchinson Island Residential District) Zoning District for
that property depicted on the attached maps as Exhibit "A" and described as follows:

NORTHERLY OF THE SOUTH LINE OF SAID SECTION 27, MEASURED ON THE PERPENDICULAR, AND
LYING BETWEEN THE WATERS OF THE INDIAN RIVER AND THE ATLANTIC OCEAN, LESS THE RIGHT -OF-
WAY OF STATE ROAD A1A; ALSO DESCRIBED AS THE NORTH 787.09 FEET OF SAID SECTION 27, AND
THE SOUTH 509.94 FEET OF SAID SECTION 22, LESS THE RIGHT-OF-WAY LINE OF STATE ROAD A1A.

(Location:
East and west side of State Road A-1-A, approximately 850 feet south of the
South Hutchinson Island Wastewater Treatment and Water Reclamation Facility)
Owned by Tesoro Beach Club Condominium is hereby approved.
B.
The St. Lucie County Growth Management Director is hereby authorized and directed to cause the
change to be made on the Official Zoning Atlas of St. Lucie County, Florida, and to make notation of
reference to the date of adoption of this resolution.
