A RESOLUTION OF THE BOARD OF COUNTY
COMMISSIONERS OF ST. LUCIE COUNTY, FLORIDA
AUTHORIZING THE DIRECTOR OF GROWTH MANAGEMENT
TO AMEND THE OFFICIAL ZONING ATLAS FROM THE HIRD
(HUTCHINSON ISLAND RESIDENTIAL DISTRICT) ZONING
DISTRICT TO THE I (INSTITUTIONAL) ZONING DISTRICT FOR
HERMAN'S BAY PARK, A PARCEL OF LAND LOCATED ON
THE EAST SIDE OF SOUTH OCEAN DRIVE APPROXIMATELY
4 MILES NORTH OF THE JENSEN BEACH CAUSEWAY ON
SOUTH HUTCHINSON ISLAND, SITUATE IN ST. LUCIE
COUNTY, FLORIDA
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on
the testimony and evidence, including, but not limited to the staff report, has made the
following determinations:
1. St. Lucie County Director of Growth Management presented a petition for a
change in zoning from the HIRD (Hutchinson Island Residential District) Zoning
District to the I (Institutional) Zoning District for the property depicted on the
attached maps as Exhibit "A" and described below in Part A.
2. On January 6, 2004, through Resolution No. 04-26 the Board of County
Commissioners authorized an exchange of land between St. Lucie County,
Florida and Treasure Cay, LLC which included the subject property.
3. On April 17 , 2008, the St. Lucie County Planning and Zoning Commission held
a public hearing on the petition, after publishing notice at least 10 days prior to
the hearing and notifying by mail the property owners of the subject property
and surrounding properties, and recommended that the Board of County
Commissioners approve a change in zoning from the HIRD (Hutchinson Island
Residential District) Zoning District to the I (Institutional) Zoning District.
4. On June 3, 2008, the Board of County Commissioners held a public hearing on
the petition, after publishing notice at least 10 days prior to the hearing and
notifying by mail the property owners of the subject property.
5. The proposed change in zoning has satisfied the requirements of Section

with the goals, objectives, and policies ofthe St. Lucie County Comprehensive
Plan.
6. The proposed change in zoning is consistent with the existing and proposed
use of property in the surrounding area.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St.
Lucie County, Florida:
A. The proposed Change in the Zoning District Classification from the HIRD
(Hutchinson Island Residential District) Zoning District to the I (Institutional)
Zoning District for that property depicted on the attached maps as Exhibit "A"
and described as follows:
THE NORTH 150.00 FEET OF THE SOUTH 5057.83 FEET OF SECTION 27,
TOWNSHIP 36 SOUTH, RANGE 41 EAST, ST. LUCIE COUNTY, FLORIDA,
LYING EASTERLY OF THE RIGHT-OF-WAY FOR STATE ROADA-1~AAND
LYING WESTERLY OF THE MEAN HIGHWATERLlNE OF THE ATLANTIC
OCEAN.
Property Tax ID#'s: 3527-122-0012-000/9
(Location: East side of South Ocean Drive, approximately 4 miles north of
Jensen Beach Causeway on South Hutchinson Island)
Owned by St. Lucie County is hereby approved.

B. The St. Lucie County Growth Management Director is hereby authorized and
directed to cause the change to be made on the Official Zoning Atlas of St. Lucie
County, Florida, and to make notation of reference to the date of adoption ofthis
resolution.
