James Burnsed, has applied for minor site plan approval for the project to be known as 16 Burnsed Warehouse located at 170 Boyd Road, Ft. Pierce, Florida. The project 1'7 consists of an existing 9,000 square foot warehouse and an additional 2,400 square ig foot ef~ise building in Phase II for a total of 11,400 square feet of warehouse space. 19 2p 2. The Development Review Committee has reviewed the site plan for the proposed 21 project and found it to meet minimum technical requirements of the St. Lucie County 22 Land Development Code and to be consistent with the future land use maps from the 23 St. Lucie County Comprehensive Plan. 24 25 3. The proposed project is consistent with the general purpose, goals, objectives and 26 standards of review of the St. Lucie County Land Development Code, the St. Lucie 27 County Comprehensive Plan, and the Code of Ordinances of St. Lucie County. 28 29 4. The proposed project will not have an undue adverse effect on adjacent property, the 30 character of the neighborhood, traffic conditions, parking, utility facilities, or other 31 matters affecting the public health, safety and general welfare. 32 33 5. Alt reasonable steps have been taken to minimize any adverse effect of the proposed 34 project on the immediate vicinity through building design, site design, landscaping, and 35 screening. 36 37 6. The proposed project will be constructed, arranged and operated so as not to interfere 38 with the development and use of neighboring property, in accordance with applicable 39 district regulations. 40 41 7. Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the 6 Minor site plan for the project to be known as Burnsed Warehouse, is hereby approved ~ as depicted on the site plan drawings for the project prepared by Culpepper & g Terpening, Inc., a copy of which is attached as Exhibit B, and dated June 13, 2007, and 9 date stamped received by the St. Lucie County Growth Management Department on 10 July 19, 2007, for the property described below, subject to the following conditions: 11 12 1. No clearing or other site work shall commence until after constructible 13 engineering plans have been approved by the County Engineer and all county 14 environmental permits have been issued by Environmental Resources Department 15 pursuant to Section 11.02.08(A)(7) of the St. Lucie County Land Development 16 Code. As of this date of issuance of this Development Order, no constructible site 1'7 development plans have been submitted for review. No work shall commence after ig the issuance of environmental permits by county, or of any other permits by any 19 other agency, until the County Engineer has approved the constructible site plans. 20 21 2. Pursuant to Section 11.02.08(A)(6) of the St. Lucie County Land 22 Development Code, no work shall commence on the site until all regulatory 23 permits required from Federal, State, and regional agencies and special districts 24 have been issued. The Florida Department of Environmental Protection, National 25 Pollutant Discharge and Elimination System compliance notice must be submitted 2C to the County Engineer with the constructible site plan at the time of building 2~ permit application or during permit review or no paving, grading, and drainage 28 permit and no building permit shall be issued. All National Pollutant Discharge 29 and Elimination System Best Management Practices shall be instituted on the site 30 prior to site clearing and maintained daily. Stormwater ponds shall be roughed in 31 at the same time the site is cleared of groundcover. 32 33 3. This Development Order shall be recorded in the Public Records of St. 34 Lucie County, Florida, in order to provide constructive legal notice of development 35 conditions that run with the land. 36 3~ 4. The Code Compliance Manager shall receive a copy of this Development 38 Order and the site plan it approves and shall not approve any building permits that 39 do not implement or are not consistent with this Development Order and the plans 40 hereby approved. 41 42 43 B. The site plan shall expire on September 10, 2009, unless a building permit is issued or a site plan extension is granted in accordance with Section 11.02.06, St. Lucie County Land Development Code.
