HomeMy WebLinkAboutCD-00-001 - Pioneer Steel Building ; ~ 1 CD-00-001 2 File No.: [MNSP}99-014 3 4 AN ORDER GRANTING MINOR SITE PLAN APPROVAL FOR 5 THE PROJECT TO BE KNOWN AS PIONEER STEEL 6 BUILDING. 7 8 HEREAS, the St. Lucie County Community Development Director has reviewed the application fo 9 site plan approval submitted by Mr. Don Bergman, Stebbins, Scott and Bergman Architects, 1 o reviewed the comments of the St. Lucie County Development Review Committee on this application, 11 and made the following determinations: 12 13 1. A 24,750 square foot manufacturing plant consisting of 12,811 square feet in 14 Phase I and 13,106 square feet in Phase II of proposed space has been 15 proposed for the project to be known as Pioneer Steel buildings located on 16 Lots 35, 36 and 37 of North Kings Highway Industrial Park (approximately'/2 17 mile from Kings Highway on Commercial Circle). 18 19 2. The Development Review Committee has reviewed the site plan for the 2 o proposed project and found it to meet technical requirements of the Land 21 Development Code and to be consistent with the St. Lucie County 22 Comprehensive Plan. 23 24 3. The proposed project is consistent with the general purpose, goals, 2 5 objectives, and standards of the St. Lucie County Comprehensive Plan and 2 6 the St. Lucie County Land Development Code. 27 2 8 4. The proposed project will not have an undue adverse effect on adjacent 2 9 property, the character of the neighborhood, traffic conditions, parking, utility 3 0 facilities, or other matters affecting the public health, safety, and general 31 welfare. 32 33 5. All reasonable steps have been taken to minimize any adverse effect of the 34 proposed project on the immediate vicinity through building design, site 3 5 design, landscaping, and screening. 36 3 7 6. The proposed project will be constructed, arranged, and operated so as not 3 8 to interfere with the development and use of neighboring property, in 3 9 accordance with applicable district regulations. 40 41 7. The proposed project is to be served by adequate public facilities and 4 2 services. 43 4 4 8. The applicant has applied for and received a certificate of capacity, a copy of JOSEPH E. SMITH, CLERK OF THE CIRCUIT COURT File No.: MNSP-99-014 SAINT LUCIE COUNTY CD Order 00-001 January 24, 2000 FILE # 3421926 12116/2009 at 09:48 AM Pa e 1 OR BOOK 3154 PAGE 870 - 873 Doc Type: ORD g RECORDING: $35.50 „ $ 1 which is attached to this order as Exhibit A, as required under Chapter V, St. 2 Lucie County Land Development Code. 3 4 5 NOW, THEREFORE, BE IT ORDERED: 6 7 Pursuant to Section 11.02.03 (A) (5) of the St. Lucie County Land Development Code, the 8 Final Site Plan for the project to be known as Pioneer Steel Building, be, and the same is 9 hereby, approved as shown on the site plan drawings for the project prepared by Don 10 Bergman, Stebbins, Scott and Bergman, Architects on 11/22/99, and received by the St. 11 Lucie County Community Development Director on 11/24/99, is being granted for the 12 property described as follows: 13 14 Lots 35, 36 and 37, Block A, Kings Highway Industrial Park, Unit Two, according to the 15 Plat thereof as recorded in Plat Book 32, Page 5A, of the Public Records of St. Lucie 16 County, Florida. 17 18 (TAX ID#'s: 1335-802-0020-000/0, 1335-802-0021-000/7, 1335-802-0022-000/4) 19 2 0 (Location: Lots 35, 36, and 37, Kings Highway Industrial Park, (approximately'/2 21 mile from North Kings Highway on Commercial Circle) 22 23 B. The approvals and authorizations granted bythis Resolution are forthe purpose of obtaining 2 4 building permits on this property and shall expire on January 7, 2002, unless the develope 2 5 has obtained building permits for the site plan described in Part A or an extension has been 2 6 granted in accordance with Section 11.62.06, St. Lucie County Land Development Code. 27 2 8 C. The Final Site Plan approval granted under this resolution is specifically conditioned to the 2 9 requirement that the petitioner, AWM Construction, Inc., including any successors in interest, 3 0 shall obtain all necessary development permits and construction authorizations from the 31 appropriate State and Federal regulatory authorities, including but not limited to; the Florida 3 2 Department of Environmental Protection, and the South Florida Water Management District, 3 3 prior to the issuance of any local building permits of authorizations to commence 34 development activities on the property described in Part A. 35 3 6 D. A copy of this resolution shall be attached to the site plan drawings described in Part A, 3 7 which plan shall be placed on file with the St. Lucie County Community Developmen 3 8 Director. 39 4 o E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this 41 order. If this order expires or otherwise terminates, the certificate of capacity shall 42 automatically terminate. 43 44 F. A copy of this Order shall be attached to the site plan drawings described in Section B, 2 which plan shall be on file with the St. Lucie County Community Development Director. 3 4 H.
