American Woodwork Industries, Inc., is a proposed 8,050 square foot industrial warehouse 15 for property located on Lot 31 in the Kings Highway Industrial Park on Commercial Circle in 16 the IL (Industrial, Light) Zoning District. 17 18 2. The Development Review Committee has reviewed the site plan for the proposed project 19 and found it to meet technical requirements of the Land Development Code and to be zo consistent with the St. Lucie County Comprehensive Plan. z1 z a 3. The project is consistent with the general purpose, goals, objectives, and standards of the 23 St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 24 a 5 4. The project will not have an undue adverse effect on adjacent property, the character of the z6 neighborhood, traffic conditions, parking, utility facilities, orothermatters affecting the public a 7 health, safety, and general welfare. zs a 9 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project 3 0 on the immediate vicinity through building design, site design, landscaping, and screening. 31 32 6. The project will be constructed, arranged, and operated so as not to interfere with the 33 development and use of neighboring property, in accordance with applicable district 34 regulations. 35 36 7. The project is to be served by adequate public facilities and services. 37 3 s 8. Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the ~ proposed MinorSite Plan to be known as American Woodwork Industries, Inc., is hereby s approved as shown on the site plan drawings for the project prepared by William L. Osborn, 9 A.I.A., Inc., dated December 6, 2004, and received by the St. Lucie County Growth to Management Director on December 16, 2004, on the property described as follows: 11 12 LOT 31, BLOCK A, OF KINGS HIGHWAY INDUSTRIAL PARK, UNIT 2, 13 ACCORDING TO THE PLATTHEREOF, AS RECORDED IN PLAT BOOK 32 AT 14 PAGES 5 AND 5A, OF THE PUBLIC RECORDS OF ST. The Final Site Plan approval granted under this Resolution is specifically conditioned to the a 6 requirement that the petitioner, Yves Gallet, including any successors in interest, shall obtain a~ all necessary development permits and construction authorizations from the appropriate a a State and Federal regulatory authorities including, but not limited to; the United States Army z 9 Corps of Engineers, the Florida Department of Environmental Protection, and the South 3 o Florida Water Management District, prior to the issuance of any local building permits of 31 authorizations to commence development activities on the property described in Part A. 32 33 34 D. A copy of this Order shall be attached to the site plan drawings described in Part A, which 35 plan shall be placed on file with the St. Lucie County Growth Management Director and 36 mailed, return receipt requested to the developer and agent of record as identified on the 37 site plan applications. 38 39 4 o E. The Certificate of Capacity, attached as Exhibit A, shall be valid for the same period as this 41 order. If this order expires or otherwise terminates, the Certificate of Capacity shall 42 automatically terminate. 43 44 45 F. This order shall be recorded in the Public Records of St. Lucie County.
