HomeMy WebLinkAboutGM-04-013 - Shirard Estates Subdivision, Phase I 1 G M -04-013 2 MNSP-04-006 3 4 5 AN ORDER GRANTING APPROVAL FOR A 6 MINOR SITE PLAN TO BE KNOWN AS ~ SHIRARD ESTATES S/D, PHASE I s 9 WHEREAS, the St. Lucie County Growth Management Director has reviewed the application for site to plan approval submitted by CarterAssociates, Inc., reviewed the comments of the St. Lucie County 11 Development Review Committee on this application, and made the following determinations: 12 13 1. Shirard Estates S/D, Phase I, is a proposed 3 lot subdivision for property located on the east 14 side of the future extension of Pulitzer Road, approximately 1 mile south of Orange Avenue 15 in the AG-5 (Agricultural - 1 du/5 acres) Zoning District. 16 17 2. The Development Review Committee has reviewed the site plan for the proposed project la and found it to meet technical requirements of the Land Development Code and to be 19 consistent with the St. Lucie County Comprehensive Plan. 20 21 3. The project is consistent with the general purpose, goals, objectives, and standards of the 22 St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 23 24 4. The project will not have an undue adverse effect on adjacent property, the character of the 25 neighborhood, traffic conditions, parking, utilityfacilities, orother matters affecting the public z 6 health, safety, and general welfare. 27 2 e 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project 2 9 on the immediate vicinity through building design, site design, landscaping, and screening. 30 31 6. The project will be constructed, arranged, and operated so as not to interfere with the 32 development and use of neighboring property, in accordance with applicable district 33 regulations. 34 35 7. The project is to be served by adequate public facilities and services. 36 37 8. The Final Site Plan approval granted under this Resolution is specifically conditioned to the 2 s requirement that the petitioner, Brantley Shirard, Jr., including any successors in interest, 29 shall obtain all necessary development permits and construction authorizations from the 3 o appropriate State and Federal regulatory authorities including, but not limited to; the United 31 States Army Corps of Engineers, the Florida Department of Environmental Protection, and 32 the South Florida Water Management District, prior to the issuance of any local building 33 permits of authorizations to commence development activities on the property described in 34 Part A. 35 36 3 ~ D. The Certificate of Capacity, attached as Exhibit A, shall be valid for the same period as this 44 order.
