4 AN ORDER GRANTING APPROVAL FOR A
s MINOR SITE PLAN KNOWN AS HARBOR

9 WHEREAS, the St. Lucie County Community Development Director has reviewed the application for
to site plan approval submitted by LBFH, Inc., reviewed the comments of the St. Lucie County
ii Development Review Committee on this application, and made the following determinations:

13 1. Harbor Federal Savings Bank -Prima Vista Crossings, is a proposed 5,340 square foot
14 banking facility for Lot 3 of the Prima Vista Crossings S/D in the CG (Commercial, General))
i5 Zoning District.

i~ 2. The Development Review Committee has reviewed the site plan for the proposed project
is and found it to meet technical requirements of the Land Development Code and to be
i9 consistent with the St. Lucie County Comprehensive Plan.

21 3. The project is consistent with the general purpose, goals, objectives, and standards of the
22 St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code.

24 4. The project will not have an undue adverse effect on adjacent property, the character of the
25 neighborhood, traffic conditions, parking, utilityfacilities, orother matters affecting the public
2 6 health, safety, and general welfare.

2 s 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project
2 9 on the immediate vicinity through building design, site design, landscaping, and screening.

3 i 6. The project will be constructed, arranged, and operated so as not to interfere with the
32 development and use of neighboring property, in accordance with applicable district
33 regulations.

35 7. The project is to be served by adequate public facilities and services.

3 ~ 8. The applicant has applied for and received an updated certificate of capacity, a copy of
3 s which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County
3 9 Land Development Code.

41 NOW, THEREFORE, BE IT ORDERED:

43 A. Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the
44 proposed minor site plan known as Harbor Federal Savings Bank -Prima Vista
45 Crossings, is hereby approved as shown on the site plan drawings for the project prepared

5 Prior to the issuance of any Certificates of Occupancy, Harbor Federal Savings Bank or its
6 successors and assigns, shall receive approval for the 3rd re-plat of the Prima Vista
~ Crossings S/D to remove the existing ground sign from the subject property.

19 C. The approval periods described in Administrative Order CD-03-024 shall remain in full force
2 o and effect. The approvals granted by this administrative order shall expire on September 9,
21 2005, unless an extension is granted in accordance with the provisions of Section 11.02.06
22 of the St. Lucie County Land Development Code.

26 D. The Final Site Plan approval granted under this resolution is specifically conditioned to the
2 ~ requirement that the petitioner, Harbor Federal Savings Bank, including any successors in
2 8 interest, shall obtain all necessary development permits and construction authorizations from
29 the appropriate State and Federal regulatory authorities including, but not limited to; the
3 o United States Army Corps of Engineers, the Florida Department of Environmental
31 Protection, and the South Florida Water Management District, prior to the issuance of any
3 z local building permits of authorizations to commence development activities on the property
33 described in Part B.

37 E. A copy of this Order shall be attached to the siteplan drawings described in Part A, which
3 s plan shall be placed on file with the St. Lucie County Community Development Director and
39 mailed, return receipt requested to the developer and agent of record as identified on the
4o site plan applications.

44 F. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
45 order. If this order expires or otherwise terminates, the certificate of capacity shall
46 automatically terminate.
