HomeMy WebLinkAboutCD-03-018 - Pinecrest Industry of Florida 1 CD-03-018 2 MNSP-03-005 3 4 AN ORDER GRANTING APPROVAL FOR A 5 MINOR SITE PLAN TO BE KNOWN AS 6 PINECREST INDUSTRY OF FLORIDA 8 WHEREAS, the St. Lucie County Community Development Director has reviewed the application for 9 site plan approval submitted by Friscia Engineering, reviewed the comments of the St. Lucie County to Development Review Committee on this application, and made the following determinations: 11 12 1. Pinecrest Industry of Florida is a 9,000 square foot wood manufacturing 13 facility proposed for 0.90 acre of property located on Lot 12, Block B of the 14 Kings Highway Industrial Park on Commercial Circle in the IL (Industrial, 15 Light) Zoning District. 16 17 2. The Development Review Committee has reviewed the site plan for the is proposed project and found it to meet technical requirements of the Land 19 Development Code and to be consistent with the St. Lucie County 20 Comprehensive Plan. 21 22 3. The revised project is consistentwith the general purpose, goals, objectives, 23 and standards of the St. Lucie County Comprehensive Plan and the St. Lucie 24 County Land Development Code. 25 26 4. The revised project will not have an undue adverse effect on adjacent z ~ property, the character of the neighborhood, traffic conditions, parking, utility 2 s facilities, or other matters affecting the public health, safety, and general 2 9 welfare. 30 31 5. All reasonable steps have been taken to minimize any adverse effect of the 32 proposed project on the immediate vicinity through building design, site 33 design, landscaping, and screening. 34 3 5 6. The revised project will be constructed, arranged, and operated so as not to 36 interfere with the development and use of neighboring property, in 37 accordance with applicable district regulations. 38 3 9 7. The revised project is to be served by adequate public facilities and services. 40 41 8. The applicant has applied for and received an updated certificate of capacity, 42 a copy of which is attached to this order as Exhibit A, as required under 43 Chapter V, St. Lucie County Land Development Code. 44 45 JOSEPH E. Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the 5 proposed minor site plan to be known as Pinecrest Industry of Florida, is hereby approved 6 as shown on the site plan drawings for the project prepared by Friscia Engineering, June 4, 7 2003, and received by the St. Lucie County Community Development Director on June 6, 8 2003, on the property described as follows: 9 to LOT 12, BLOCK B, KINGS HIGHWAY INDUSTRIAL PARK, UNIT 2, AS RECORDED IN 11 PLAT BOOK 32, PAGE 5 OF THE PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. 12 (TAX ID#: 1335-802-0034-000/1) 13 14 (Location: Lot 12, Block B, Kings Highway Industrial Park. Commercial Circle) 15 16 17 B. The approval periods described in Administrative Order CD-03-018, shall remain in full force is and effect. The approvals granted by this administrative order shall expire on June 19, 19 2005, unless a building permit is issued or an extension is granted in accordancewith the z o provisions of Section 11.02.06 of the St. Lucie County Land Development Code. zl z2 a 3 C. The Final Site Plan approval granted under this resolution is specifically conditioned to the z4 requirement that the petitioners, Pinecrestlndustry of Florida, including any successors in a 5 interest, shall obtain all necessary development permits and construction authorizations from z6 the appropriate State and Federal regulatory authorities including, but not limited to; the z7 United States Army Corps of Engineers, the Florida Department of Environmental a s Protection, and the South Florida Water Management District, prior to the issuance of any a 9 local building permits of authorizations to commence development activities on the property 3 o described in Part A. 31 32 33 D. A copy of this Order shall be attached to the siteplan drawings described in Part A, which 34 plan shall be placed on file with the St. Lucie County Community Development Director and 35 mailed, return receipt requested to the developer and agent of record as identified on the 36 site plan applications. 37 38 39 E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this 40 order. If this order expires or otherwise terminates, the certificate of capacity shall 41 automatically terminate. 42 43 44 F.
