A 7-lot residential subdivision has been proposed for the project to be known as i6 West Midway SID on the north side of West Midway Road, between 11-Mile Road l~ and McCarty Road. is 19 2. The Development Review Committee has reviewed the site plan for the proposed a o project and found it to meet technical requirements of the Land Development Code ai and to be consistent with the St. Lurie County Comprehensive Plan. as a 3 3. The proposed project is consistent with the general purpose, goals, objectives, and z4 standards of the St. Lucie County Comprehensive Plan and the St. Lucie County z s Land Development Code. 26 a ~ 4. The proposed project will be constructed, arranged, and operated so as not to 3 6 interfere with the development and use of neighboring property, in accordance with 3 ~ applicable district regulations. 38 39 7. The proposed project is to be served by onsite wells and septic systems. 40 41 8. Pursuant to Section 11.02.03(A) (5) of the St. Lucie County Land Development 5 Code, the Final Site Plan for the project to be known as West Midway S/D be, and 6 the same is hereby, approved as shown on the site plan drawings for the project ~ prepared by James Kirby, on February 2, 2004 and last revised on May 19, 2004 a received by the St. Lucie County Community Development Director on October 4, 9 2004, is being granted for the property described as follows: to 11 Lots 14 and 15, in the northwest 1/4 , of the Subdivision of all of Section 4, Township 36 12 South, Range 39 East, according to the Plat thereof as recorded in Plat Book 3, Page 30, of 13 the Public Records of St. Lucie County, Florida. 14 15 (Tax ID#: 3304-501-0035-000/4 and 3304-501-0036-000/1) 16 17 (Location: North side of West Midway Road between 11-Mile Road and 1s McCarty Road) 19 20 21 B. The approvals and authorizations granted by this CD-Order are for the purpose of 22 obtaining Final Plat approval and shall expire on October 8, 2006, unless the 23 developer has obtained final plat approval forthe required improvements associated z4 with this development, or an extension has been granted in accordance with Section z 5 11.02.06, St. Lucie County Land Development Code. Final plats for this subdivision 26 must be recorded in the land records of St. Lucie County no later than 12 months 27 following approval of the final plat drawings for this subdivision. 2a 29 3 o C. The Site Plan approval granted under this resolution is specifically conditioned to the 31 requirement that the petitioner, Phillip Drawdy, including any successors in interest, 32 shall obtain all necessary development permits and construction authorizations from 33 the appropriate State and Federal regulatory authorities including, but not limited to; 34 the United States Army Corps of Engineers, the Florida Department of 35 Environmental Protection, and the South Florida WaterManagementDistrict, priorto 36 the issuance of any local building permits of authorizations to commence 37 development activities on the property described in Part A. 38 39 4 o D. A copy of this Order shall be attached to the site plan drawings described in Part A, 41 which plan shall be placed on file with the St. Lucie County Growth Management 42 Department and mailed, return receipt requested to the developer and agent of 43 record as identified on the site plan applications. 44 45 E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period 46 as this order.
