HomeMy WebLinkAboutCD-03-015 - Everglades Farm Equipment fl ~ , 1 CD-03-015 2 MNSP-03-011 3 4 AN ORDER GRANTING APPROVAL FOR A s MINOR SITE PLAN KNOWN AS 6 EVERGLADES FARM EQUIPMENT e WHEREAS, the St. Lucie County Community Development Director has reviewed the application for 9 site plan approval submitted by Tripp & Associates, Inc., reviewed the comments of the St. Lucie 1 o County Development Review Committee on this application, and made the following determinations: 11 12 1. Everglades Farm Equipment, is an existing 16,500 square foot facility located at 6150 13 Orange Avenue in the IL (Industrial, Light) Zoning District. The applicant is proposing the 14 removal of an existing 7,800 square foot structure and replacing it with a new 8,000 square is foot structure. The total square footage is now 16,700 square feet. 16 17 2. The Development Review Committee has reviewed the site plan for the proposed project is and found it to meet technical requirements of the Land Development Code and to be 19 consistent with the St. Lucie County Comprehensive Plan. 20 21 3. The project is consistent with the general purpose, goals, objectives, and standards of the z2 St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 23 24 4. The project will not have an undue adverse effect on adjacent property, the character of the z s neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public 26 health, safety, and general welfare. 27 2 s 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project 2 a on the immediate vicinity through building design, site design, landscaping, and screening. 30 31 6. The project will be constructed, arranged, and operated so as not to interfere with the 32 development and use of neighboring property, in accordance with applicable district 33 regulations. 34 35 7. The project is to be served by adequate public fadlities and services. 36 37 8. The applicant has applied for and received an updated certificate of capacity, a copy of 3 a which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County 3 9 Land Development Code. 40 41 42 NOW, THEREFORE, BE IT ORDERED: 43 44 45 A. The Final Site Plan approval granted under this resolution is specifically conditioned to the a 1 requirement that the petitioner, Everglades Farm Equipment, including any successors in as interest, shall obtain all necessarydevelopment permits and construction authorizations from z3 the appropriate State and Federal regulatory authorities including, but not limited to; the 24 United States Army Corps of Engineers, the Florida Department of Environmental a 5 Protection, and the South Florida Water Management District, prior to the issuance of any a6 local building permits of authorizationsto commence development activities on the property z7 described in Part A. as z 9 D. A copy of this Order shall be attached to the siteplan drawings described in Part A, which 3 o plan shall be placed on file with the St. Lucie County Community Development Director and 31 mailed, return receipt requested to the developer and agent of record as identified on the 32 site plan applications. 33 34 E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this 35 order. If this order expires or otherwise terminates, the certificate of capacity shall 36 automatically terminate. 37 3 s F.
