Wendy's Restaurant-Prima Vista Crossings is a proposed 3,260 square foot 14 drive-through restaurant located in the Prima Vista Crossing Shopping 15 Center in the CG (Commercial, General) Zoning District. 16 17 2. The Development Review Committee has reviewed the site plan for the la proposed project and found it to meet technical requirements of the Land 19 Development Code and to be consistent with the St. Lucie County 20 Comprehensive Plan. 21 22 3. The project is consistent with the general purpose, goals, objectives, and 23 standards of the St. Lucie County Comprehensive Plan and the St. Lucie 24 County Land Development Code. 25 26 4. The project will not have an undue adverse effect on adjacent property, the 27 character of the neighborhood, traffic conditions, parking, utility facilities, or 2 s other matters affecting the public health, safety, and general welfare. 29 3 0 5. All reasonable steps have been taken to minimize any adverse effect of the 31 proposed project on the immediate vicinity through building design, site 3z design, landscaping, and screening. 33 34 6. The project will be constructed, arranged, and operated so as not to interfere 35 with the development and use of neighboring property, in accordance with 36 applicable district regulations. 37 3 a 7. The project is to be served by adequate public facilities and services. 39 4 0 8. The applicant has applied for and received a certificate of capacity, a copy of 41 which is attached to this order as Exhibit A, as required under Chapter V, St. 4z Lucie County Land Development Code. 43 44 45 JOSEPH E. The Final Site Plan approval granted under this resolution is specifically conditioned to the 36 requirement that the petitioner, Wendy's Restaurant, including any successors ininterest, 37 shall obtain all necessary development permits and construction authorizations from the 38 appropriate State and Federal regulatoryauthoritiesincluding, but not limited to; the United 3 9 States Army Corps of Engineers, the Florida Department of Environmental Protection, and 4o the South Florida Water Management District, prior to the issuance of any local building 41 permits of authorizations to commence development activities on the property described in 42 Part A. 43 44 45 D. A copy of this Order shall be attached to thesite plan drawings described in Part A, which 46 plan shall be placed on file with the St. Lucie County Community Development Director and 47 mailed, return receipt requested to the developer and agent of record as identified on the 4s site plan applications. If this order expires or otherwise terminates, the certificate of capacity shall 5 automatically terminate. 6 7 s F.
