HomeMy WebLinkAboutCD-02-013 - Oakbridge Subdivision 1 CD-02-013 2 MNSP-02-005 3 4 AN ORDER GRANTING APPROVAL 5 FORA MINOR SITE PLAN TO BE 6 KNOWN AS OAKBRIDGE SUBDIVISION 7 s WHEREAS, the St. Lucie County Community Development Director has reviewed the application for 9 site plan approval submitted by Mastellar and Moler, Inc., reviewed the comments of the St. Lucie 1o County Development Review Committee on this application, and made the following determinations: 11 12 1. Oakbridge Subdivision is a proposed 8-lot subdivision proposed for 10.55 13 acres of property located on the west side of Johnston Road, approximately 14 1,800 feet south of Russos Road in the AG-1 (Agricultural -1 du/acre) 15 Zoning District. 16 17 2. The Development Review Committee has reviewed the site plan for the 1s proposed project and found it to meet technical requirements of the Land 19 Development Code and to be consistent with the St. Lucie County zo Comprehensive Plan. 21 22 3. The project is consistent with the general purpose, goals, objectives, and 23 standards of the St. Lucie County Comprehensive Plan and the St. Lucie z4 County Land Development Code. 25 26 4. The project will not have an undue adverse effect on adjacent property, the 27 character of the neighborhood, traffic conditions, parking, utility facilities, or 2 s other matters affecting the public health, safety, and general welfare. 29 3 0 5. All reasonable steps have been taken to minimize any adverse effect of the 31 proposed project on the immediate vicinity through building design, site 3z design, landscaping, and screening. 33 34 6. The projectwill be constructed, arranged, and operated so as notto interfere 35 with the development and use of neighboring property, in accordance with 36 applicable district regulations. 37 3 s 7. The project is to be served by adequate public facilities and services. 39 4 0 8.
