5 FORA MINOR SITE PLAN TO BE
6 KNOWN AS OAKBRIDGE SUBDIVISION

s WHEREAS, the St. Lucie County Community Development Director has reviewed the application for
9 site plan approval submitted by Mastellar and Moler, Inc., reviewed the comments of the St. Lucie
1o County Development Review Committee on this application, and made the following determinations:

12 1. Oakbridge Subdivision is a proposed 8-lot subdivision proposed for 10.55
13 acres of property located on the west side of Johnston Road, approximately
14 1,800 feet south of Russos Road in the AG-1 (Agricultural -1 du/acre)
15 Zoning District.

17 2. The Development Review Committee has reviewed the site plan for the
1s proposed project and found it to meet technical requirements of the Land
19 Development Code and to be consistent with the St. Lucie County
zo Comprehensive Plan.

22 3. The project is consistent with the general purpose, goals, objectives, and
23 standards of the St. Lucie County Comprehensive Plan and the St. Lucie
z4 County Land Development Code.

26 4. The project will not have an undue adverse effect on adjacent property, the
27 character of the neighborhood, traffic conditions, parking, utility facilities, or
2 s other matters affecting the public health, safety, and general welfare.

3 0 5. All reasonable steps have been taken to minimize any adverse effect of the
31 proposed project on the immediate vicinity through building design, site
3z design, landscaping, and screening.

34 6. The projectwill be constructed, arranged, and operated so as notto interfere
35 with the development and use of neighboring property, in accordance with
36 applicable district regulations.

3 s 7. The project is to be served by adequate public facilities and services.

4 0 8. The applicant has applied for and received an updated certificate of capacity,
41 a copy of which is attached to this order as Exhibit A, as required under
42 Chapter V, St. Lucie County Land Development Code.

3 s C. The Final Site Plan approval granted under this resolution is specifically conditioned to the
39 requirement that the petitioner, Jupiter Isles Associates of Florida, LLC, including any
4o successors in interest, shall obtain all necessary development permits and construction
41 authorizations from the appropriate State and Federal regulatory authoritiesincluding, but
42 not limited to; the United States Army Corps of Engineers, the Florida Department of
43 Environmental Protection, and the South Florida Water Management District, prior to the
44 issuance of any local building permits of authorizations to commence development activities
45 on the property described in Part A.

1 D. A copy of this Order shall be attached to the siteplan drawings described in Part A, which
2 plan shall be placed on file with the St. Lucie County Community Development Director and
3 mailed, return receipt requested, to the developer and agent of record as identifiedon the
4 site plan applications.

7 E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
8 order. If this order expires or otherwise terminates, the certificate of capacity shall
9 automatically terminate.
