5 FOR A MINOR SITE PLAN TO BE
6 KNOWN AS VEDIC CULTURAL
~ SOCIETY RELIGIOUS FACILITY

9 WHEREAS, the St. Lucie County Community Development Director has reviewed the application for
to site plan approval submitted by The Velcon Group, Inc., reviewed the comments of the St. Lucie
11 County Development Review Committee on this application, and made the following determinations:

13 1. Vedic Cultural Society Religious Facility is an 8,300 square foot religious
14 facility proposed fora 1.5476 acre parcel of property located on the north
15 side of Ulrich Road, approximately 200 feet west of South U.S. Highway No.
16 1 in the RF (Religious Facilities) Zoning District.

is 2. The Development Review Committee has reviewed the site plan for the
19 proposed project and found it to meet technical requirements of the Land
2 o Development Code and to be consistent with the St. Lucie County
zl Comprehensive Plan.

23 3. The revised project is consistentwith the general purpose, goals, objectives,
24 and standards of the St. Lucie County Comprehensive Plan and the St. Lucie
25 County Land Development Code.

2~ 4. The revised project will not have an undue adverse effect on adjacent
2 s property, the character of the neighborhood, traffic conditions, parking, utility
29 facilities, or other matters affecting the public health, safety, and general
3 o welfare.

32 5. All reasonable steps have been taken to minimize any adverse effect of the
33 proposed project on the immediate vicinity through building design, site
34 design, landscaping, and screening.

3 6 6. The revised project will be constructed, arranged, and operated so as not to
3 ~ interfere with the development and use of neighboring property, in
3 s accordance with applicable district regulations.

4 0 7. The revised project is to be served by adequate public facilities and services.

42 8. The applicant has applied for and received an updated certificate of capacity,
43 a copy of which is attached to this order as Exhibit A, as required under
44 Chapter V, St. Lucie County Land Development Code.

1 NOW, THEREFORE, BE IT ORDERED:

3 A. Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the
4 proposed minor site plan to be known as Vedic Cultural Society Religious Facility, is hereby
5 approved as shown on the site plan drawings. for the project prepared by The Velcon group,
6 Inc. September 20, 2001, and received by the St. Lucie County Community Development
7 Director on September 28, 2001, subject to the following conditions:

9 Prior to issuance of a Certificate of Occupancy for the proposed religious facility, the
to petitioner, their successors or assigns, shall convey to St. Lucie County, in manner
11 and form acceptable to the St. Lucie County Attorney, the south 10 feet of the parcel
12 described in Part B below, for the future widening of Ulrich Road. To the extent
13 permitted under the County's Code and Compiled Laws, any such dedication may be
14 considered eligible for Road Impact Fee Credits.

1 D. The amended Final Site Plan approval granted under this resolution is specifically
2 conditioned to the requirement that the petitioner, Vedic Cultural Society Religious Facility, including
3 any successors in interest, shall obtain all necessary development permits and construction
4 authorizations from the appropriate State and Federal regulatory authorities, including, but not
5 limited to; the United States Army Corps of Engineers, the Florida Department of Environmental
6 Protection, and the South Florida Water Management District, prior to the issuance of any local
7 building permits of authorizations to commence development activities on the property described in
a Part B.

to E. The certificate of capacity, issued through Administrative Order CD-01-018 shall be valid for
11 the same period as this order. If this order expires or otherwise terminates, the certificate of capacity
12 shall automatically terminate.

14 F. A copy of this amended Development Order shall be mailed, return receipt requested to the
15 developer and agent of record as identified on the site plan applications.

17 G. A copy of this amended Development Order shall be attached to the site plan drawings
18 described in Part B, which plan shall be on file with the St. Lucie County Community Development
19 Director.

21 H. This Order shall be recorded in the Public Records of St. Lucie County.
