WARRANTY DEED
THIS WARRANTY DEED dated September 11, 2008, by Liberty Baptist Church, Inc. of Fort Pierce, hereinafter called the
grantor, to St. Lucie County, a political subdivision of the State of Florida, whose post office address is 2300 Virginia
Avenue, Ft. Pierce, FL 34982, hereinafter called the grantee:
(Wherever used herein the terms "grantor" and "grantee" include all the parties to this instrument and the
heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations)
WITNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable consideration, receipt
whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys, and confirms unto
the grantee, all the certain land situated in St. Lucie County, Florida, to wit:
A parcel of land being a portion of Lot 92, WHITE CITY SUBDIVISION, according to the Plat thereof as recorded in Plat
Book 1, Page 23, of the Public Records of St. Lucie County, Florida, and being more particularly described as follows:
Commencing at the Northwest corner of said Lot 92, proceed North 89°58'05" East along the North line of said Lot 92 a
distance of 15.00 feet to a point on the East right-of-way line of Dunn Avenue (30' r/w); thence South 00°05'39" East along
said East r/w line a distance of 571.37 feet to the Point of Beginning; thence continue South 00°05'39" East along said
East r/w line a distance of 32.00 feet to the point of intersection of said East r/w line with the North r/w line of Midway
Road; thence South 89°25'02" East along said North r/w line a distance of 32.00 feet; thence North 44°45'21" West a
distance of 45.52 feet to the Point of Beginning.
Subject to easements, restrictions, reservations and limitations of record, if any.
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in any wise appertaining.
TO HAVE AND TO HOLD the same in Fee Simple forever.
AND the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to
said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances, except taxes accruing subsequent to December 31, 2007.
