The grantee, his lessee or family, is given permission to use for fishing or bathing or boating the Laken and Canals as shown on Plat of Lakewood Park, but Grantee may not conatrttct anything ext8nd- ing into or over the waters o! the canals or lakes. No boats shall be anchored oil chord in the canals or lakes, and when not in use shall be kept as closely adjacent to the balk as safety allows to the end that navigation o! the waterways will not be impeded. Any use of the canals or lakes shall be at the sole and absolute risk of the person ao using. 10. No filling or dredging may be done beyond a~11- lot line, nor shall any cutting of boat slips or similar excavating within the lot line be done; nor any bulkhead or sea wall be built until plans have been approved by Grantor. il. All owners shall be entitled to equal rlghta in the use of streets, park areas, lakes and canals and any other use of property which shall be set apart by the Grantor and be maintained by the Property Own- ers Association when formed or a corporate or non-corporate organization.
