Langel mortgage, future payments td be made thereunder as hereinafter
provided. -
3. At the tim~ o~ closing party of the first part, joined by
his wife shall execute and deliver unto-the party of the second part

plus interest at the rate of six per cent (6~) per annum on the unpaid
principal balance, and payable at the rate of $251.3G, per month, with
the first payment being due on December 1, 1960.
.}. It is agreed that the $1,500.00 closing cash payment paid
by the party of the first part shall be made to Spencer B. Gilbert,
Esquire, Seller's Attorney, which sum shall be held in escrow and
drawn upon as hereinafter provided. The payments due from the party
of the first part under said purchase money mortgage shall also be paid
unto said escrow age,~t.until such time as said Langel mortgage has
been fully paid and satisfied. Said escrow agent shall promptly make
the payments called for under said Langel mortgage by first applying
thereto the purchase money mortgage payments received and by with-

sary from time to time in order to make full payment of each install-
ment under said Langel mortgage as they become due. In the event that
said X1,500.00 escrow fu,tid is depleted prior to the time that full
payment of said Langel mortgage is made, then the party of the second
part agrees to advance whatever funds are necessary to caake said Langel
