the party of the second part or in the name of D~OTEL RANCHO from the
date of this Agreement until November 15, 1960; and the pair of the
first part further agrees that should he fail to close out this
transaction in the manner above provided by November 15, 1960, then
he will peaceably quit the premiaea and deliver up the Same unto
the party of the second part and in such event of non-closing, the
party of the second part will have the fuel right and authority to
re-enter said premises and re-take possession of the same without
being liable for any action. Also, should the party of the first

from any further liability or obligation. The party of the first
part agrees, and it is a part of the consideration for this Agreement,
that he will from the date hereof to the date of closing keep and
maintain the premises in a State of good repair and will not suffer
or allow any liens, unpaid bills or any other encumbrances to be
placed upon the above described property or to become a charge or
lien thereon.
