On December 16th, 1964, if this agreement shall
then be in full force and effect, parties of the
first part shall make, execute and deliver to
party of the second part their warraaty deed hereby
provided for and party of the second part make,
execute and deliver to parties of the first part
his promissory note and purchase money mortgage in
the amount of the unpaid principal balance of the
purchase price. The purchase money note and mort-
gaSe shall bear interest at the rate of 6~~ per an-
num and shall provide for monthly payments in the

January, 195, which paga:ents first shall be ap~+lied
to the payment of the interest and then on the unpaid
balance of the principal sum, and shall contain an
acceleration clause;
The second party shall have the right to prepay
any oae or more or all of the above payment s at
any time prior to maturity, without penalty;
and to pay all taxes, assessments or impositions that maq be legally
levied or imposed upon said land subsequent to the year 1960, and to
keep the buildings upon said premises insured in some company satis-
f actory to the parties of the first part in a sum not less than its
insurable value during the term of this agreement.
City and county taxes for the year 1961 and the insurance
shall be prorated as of the date of this agreement.
Party of the second part farther covenants and agrees to
have the dwelling house located upon the above described premises

and to repair and replace in good condition the interior walls now
existing in said dwelling house not later than April 16, 1961.
