mises, releases, conveys and confirms unto the grantee, all that certain land situate to St, Lucie
County, Florida, uiz:The North 95 feet of all that part of the South 20 acres of
Gov't. Lot 1, lying Bast of F.S.C.Ry., in Sect. 23, Township 35 South, Range 40
East] with riparian rights] subject to: (a) Right of way of Indian River Drivej
(b) Utility Basement to City of Fort Pierce over the South 12 feet of above
tract, the Wly 20 feet of above tract, and that portion of above tract adjoining
Indian River Drive, on West of said Drive. Above property is more particularly
described as follows,to-wit: Beginning at the Southwest corner of C.W.Rhinehart
Subdivision, as per plat thereof on file in Plat Book 6, Page 52, public records
of St. Lucie County, Florida, run Sast along the South line of said Rhinehart
Subdivision (600 feet more or leas) to the shore of Indian River] thence South-
easterly along the shore of Indian River, 106.26 feats thence turn and run West
to the West right of way line of Indian River Drive to a point, which is 106.26
feet Southeasterly from South line of said Rhinehart Subdivision, measured along
the Weat right of way of Indian River Drivej thence continue West 536.12 feet,
more or less, to the Sast right of way of F.E.C. Railway] thence Northwesterly,
along East right of way of F.E:C. R.R., 98.39 feet to point of beginning
