To have and to hold the use of said premises aubiect to aU the conditions and limitations herein contained and
subiect to the conditions and limitations set forth in the rules and regulattona of the said HILLCREST MEMORL4~I,
GARDENS, INC., now in existence, or which may herAadter be adopted by the sold Company though its Board of
Dueclors for the management and government of HILLCREST MEMORIAL GARDENS, INC., and subiect at all
times to the right of the party of the first part to grade and improve the said Plot(s) and to remove any trees, shrub-
bery cr obiects of any kind and subiect to the restriction that no bodies except those of persons of the white or Cau-
casian race may be interred in said lot(s) and no bodies may be interred until, in the iudgment of its Board of Direc-
tors, fhe improvement of said Park is sufficiently completed and to the further resMction that no stone monument,
tombstone, vault, marker, fence, coping, mound or other obfect of any kind be installed, oa any hedge, plants, trees
or flowers in tin cans be placed on such Plot(s), except such ae may be approved by the said HILLCREST ME-
MORIAL GARDENS, INC. 'fhe party of the frrat part hereby covenants and agrees to set aside in a fund known as
the Perpetual Core Fund, a sum in accordance with the State Laws of Florida from the sale of Plots from each and
every Section of HILLCREST MEMORIAL GARDENS for the perpetual care and maintenance of HILLCREST
MEMORIAL GARDENS, it being understood and agreed that HILLCREST MEMORIAL GARDENS, INC., and the
Trustees of the fund shall not be bound to make any separate investment of the money received for the said fund or
any separate application of thfr income therefrom, but may use any portion of the income from the said funds, in ac-
cordance with the law.
Grantor shall not be liable for loss or damage caused by an act of God. common enemy, thieves, vandals,
strikers, malicious mischief makers, unavoidable accidents, riots ar oa+der of any military or civil authority.
