If the defects are cured with1~ that time, the Owner shall so notify the Buyor 1n wr1t1ng and the Buyer shall have ~ days a!t6~ receipt of that notice to pay the balance of the purchase price; and 1f the Buyer shall not do so within that time, the Owner shall have the option of compel11ng the Buyer to do so or of terminating this contract. and if the Owner shall el~et to termin- 1 &te th~s contract, the amount paid as consideration fo~ this con- tract shall not be refunded, but shall be reta1ned ss liqUidated damages. If the defects are not cured within trwt time, the Buyer ehall have ~ days after expiration of that time to pay the bal- ance ct the purchase price notwithstanding the defects; and if the Buyer shall not do so with1n that time, the Owner will promptly refund the full amo~nt of the consideration paid fo~ th1s,contraot,_ and this contract shall terminate. 4. Upon receipt of the balance of the purchase price w1th1n the t1me allowed, the Owner w1ll promptly execute and de- l1ver to the Buyer a good and sufficient warranny deed, containing all tha usual common law covenants of title, conveying that proper- ty to the Buyer in fee simple. 5.
