easeDehts reserved or to be conveyed to Owner by reason (If such prior con-
tracts shall inur~ to Bll)'er for use in common with others who might ~imilarly
be affected through future agL"eements with Owners. And. in addition, Owner
does hereby specifically agree, in part consideration of the purchase price
aforesaid, to grant and convey unto Buyer the identical non-excluvie ease-
ments for road, drainage, and irrigation purposes, or either of such pur-
poses as are mor..e specifically desc!ibed and agreed to be conveyed under
the Purchase Sale. Agreement heretofore executed by Owner a~d Edsall

Groves, Inc.. dated February~, 1961, the applicable portions of
such agreement being paragraphs 15 and 16 thereof, being incorporated
herein by reference,
16. In further clarification of the Easement comprehended in Sub-
Paragraph 15 (c) of the Edsall Groves, Inc., contract, in~orporated herein
by reference, governing an existing road extending westerly from the approxi-
mate North on.:-quarter corner of Section 16, Township 37 South, RCl.l1ge 38
East, the easement fo:- which is to be extended to the Northwest ('orner of
Sedion 17, the Owner shall except from the conveyance of fee simple title, that
portion of subject land as will lie within thirty (30) feet cf the centerline of
said roadway as the Rame will be estabiished by Owner1a survey, but; as is
provided herein by reference, Owner shall g~ant and convey to Buyer a per-
manent non-exclusive easement (with other ;JeriIlanent, non-exclusive ease-
ments), for the use thereof,
17. Owner shall furnish Buyer a print of all surveys locating pro-
posed easements heretofor contracted by him to be furnished other purchasers
frorn Owner hereit~ uc.i'.oed,
