termina~ed, and the parties of the second part shall forf~lt
nll payments made by them on this contract; and such payments
shall be retained by the aaid parties of th~ first part in fu:l

re-er!ter and take pcssession of the prelldees aforesaid without
being liable for any action therefor.
It is mutually agreed by and between the parties hereto
that the time of eaoh pa~ent shall be an essential part of this
agreement, and th&t all covenants and agreements herein contained
shall extend to end be obligatory upon the heirs, execu~ors, qd-
m~nistrators and assigns of the respective parties,
