as their interests may appear, in a sum not less than $7,800.00
during the term of this agreement. ~nd in case of failure of the said
par.~ies of the second part to make any of the payment! or any part
thereof, or to p~rform any of the covenants 011 their part hereby made
and entered into, this cont~act shall, at the option of the parties
of the first part, be forfeited and terminated, and the parties of
the second p~rt shall forfeit all payments.made by them on this
contract; and such payments shall be retained by the said parties of
the fir5t par~ in full satisfaction and liquidation of all damag~s by
them s~stained, and the said parties of the fi~st part shall have the
right to re~enter and take possess~on of the p~emises aforesaid with-
out being liable to any action therefor. If any payment should
stand in default for thirty (30) days, or there occur any breach of these
covenants, then the first parties have the right to make all payments.

IT IS MUTUALLY AGREED, by and between the parties hereto, that -
tbe time of each payment s~all be an essential part of this contract,
and that all covenants and agreements herein contained shall ext1nd
to and be obligatory upon the heirs, executors, administrators and
assigns of the respective parties. When this contract shall be
reduced by payment to that sua which could be financed thro~gh a
loan institution, then Second parties agree to so fiuance, paying
in full the First Parties hereund_r.
