THIS LEASE, Made ~is _' I ) .f day of November, 1960, by and
between MARTIN EGAN and ANN K. EGAN, his wife, of Fort Pierce,
Florida, hereinaf~er referred to as Lessors, and KAY &~O, of Fort
Pierce, Florida, hereinafter referred to as the Lessee.
WIT N E SSE T H :
That in consideration of the covenants herein contained, on
the part of the sa~d Lessee to be kept and performed, and said
:r..essors do hereby leaoe to the eaid Lessee, the following described
property:
Lot 1 of the SUBDIVISION OF S. W. JENNINGS
ESTATE, comprising Lot 16 of Assessor's
Map of the North part of Fort Pierce, as
per plat thereof on filn in Plat Book 5,
at page 22, of the public records of St.
Lucie County, Ylorida.
TO HAVE AN1) TO HOLD the premises aforesaid unto said Lessee
from the'Z--/')/ day of Novemberr 1960, for the term of five (5)
years then next ensuing, yielding and paying for the same unto said
Lessors, their heirs and assigns, as rent the sum of One Hundred
Twenty-five Dollars ($125.00) per month, for the fiLat six (6)
months and the aum of One Hundred Fifty Dollars ($150.00) per
month thereafter, payable on the first of each month, to make no
urlawful, improper or offensive use of the premises; said Lessee
shall have the right to assign this lease or to sub-let the premises;
not to use said pr~ises for any other purpose than as a bar, for
the sale and consumption of alcoholic beverages, and to qui t and
deliver up said premises at the end cf said term in as good
condition as they are now (ordinary wear, decay and damage
by the elemE"nts only excer>ted). And the said Lessee hereby
