thereto. and all rents, issues. proceeds, and profits accruing und to accrue from said premises, all of which
are included within the foregoing description and the habendum thereof; also a1\ gas. steam, electric,
water, and other heating. cooking, refrigerating. lighting. plumbing. ventilating, irrigating. and })Owe;'
systems, machines, appliances. fixture3, and appurtenances, which now ar2 or may hereafter pertain to,
or be used with, in, or on said premises, even though they be detached or detachable.
To HAVE Ar-;D TO HOLD the same. together with all and singular the tenements, hereditaments and ap-
purtenances thereunt~ belonging or in anywise appertaining, and the reversion and reversions, remain-
der or remainders. rents, issues, and profits thereof, and alsv ai: the estate, right, title. interest, home-
stead. dower and right of do.....er. separate estate. possession, claim and demand whatsoever, ag well in
law as in equity, of the said mortgagor in and to the same. and every part thereof, with thE.' appurte-
nances of the said mortgagor in and tc the same, and every part p,nd parcel thereof unto the said
mortgagee iJl fee simple.
And the mortgagor hueby cO\enants with the mortgagee, that he is indefeasibly seized of said land
in fee simple; that he has fuil po.....er and lawful right to convey the same in fee simple as -aforesaid;
that it shall be lawful ior the mortgagee, at all Urnes f1eaceably and quietly to enter upon, hold. occupy,
and enjoy said land, and every part thereof; that the land is and will remain free from all encumbrances;
that said mott~agor will make such furthe!' a.ssmances to prove the fee simple title to said land in said
mortgagee as may he reasonably requil'ed. and that said mortgagor does hereby fully warrant the title
