Together with all structures and improvements now and hereafter on said land, and fixtures attached
thereto, and all rents, issues, proceeds, and profits accruing and to accrue from said premises, all of which
are included within the ioregoing description and the habendum thereof; also all gas, steam, electric,
water, and other heating, cooking, refrigerating, lighting, plumbing, ventilating, i~rigating, and power
systems, machines, appliances, fI-:tu!'l's, and appurtenances, which now are or may hereafter pertain to,

To HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and ap-
purtenances thereunto belonging or in anywise appertaining, and the reversion and reversions, remain-
der or remainders, rents, issues, and protits thereof, and also all the estate, right, title, interest, home-
stead, dower and right of dower, separate estate, possession, claim and demand whatsoever, as well ir.

mortgagee in fee simple.
And the mortga~or hereby covenants with the mortgag~, that he is indefeasibly seized Qf said land
in fee simple; that he has full power and lawful right to convey the same in fee simple as afore:l8id;
that it shall be lawful for the mortgagee, at ail times peaceably and quietly to enter upon, hold, occupy,
