18. That if the morta-agor default in any of the CV-'-cli<wtii or agreements contained herein, or in
aaid note, then the morta-~ee may ~rfOrc1 the same, and wI expenditur~8 (including reasonable attor-
ney's fee,,) made by the mortg-r.gee if! so doing shall draw interest at the rate set forth in the note secured
hereby) and shBl1 be repayable imrnedilitely and witnout demand by the mortgagor to the mortgagee, and,

14. That the mailing of a 'Vrltten notice....ordemand addressed to the owner of rec"rd of the mortgaged
premiscl!l, or directed to the sejd owner at the last address actually furnishe<! to the mortgagee. or directed
to iWd owner at said mortgaged premises, and mailed by the United Stat,es mails, shall be suflicient notice
and demand in any case arising under this iMtrument and required by the provisions hereof or by law.
15. The mortgagor covenants and agrees that so long as this mortgage and the wid note secured
hereby are insured under the provisions of the NatiOhal Housing Act, he will not execute or file for record
any instrument which imposes a I'estriction upon tne sale vr occupancy of the mortgaged property on the
basis of race, color, or ~reed. Upon any violRtion of this underl..aking, the mortgagee may, at its option,
declare the unpaid balance of ihe debt secured hereby immediately due and payable.
The covenants herein contained shall bir.d, and the benefits and advantages shall inure to, the respec-
tive heirs, executors, administrators, successors, and assigns of the pal-ties hereto. Whenever used, the
singular number shall include the plural, the plural the singular, and the use of any gender shall include
all genders.
