Together with all structures and improvements now and hereafter on said land, and fixtures attached
then'to, and all rpnts, issues. proc-eeds, and profits at:cruing and to at:Ll'ue from said premises, all of which
are includpd within the forel{oing description and the habendum thereof; also all gas, steam, electric,
walpr, ami other heatir.!{, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power
systems, mac-hines, appliant:es, fixtures, and appurtenances, which noW are or may hereafter pertain to,
or be uSl'd with, in, or on said premises, enn though they be detached or detachable.
To HAVE AND TO HOLD the same, together with all and singulal' the tenements, hereditaments and ap-
purtl'nancps thereunto belonging or in anywise appertaining, and the reversion and reversions, remain-
der or n'mainders, rents, isslIes, and profits thereof, and also all the estate, right, title, interest, home-
stead, dower and right of dower, separate estate, possession, claim and demand whats~ver, as well in
law as in equity, of the said mortg-agor in and to the same, and every part thereof, with the appurte-
nanccs of the said mortgagor in and to the same, and every part, and parcel thereof unto the said
mortgagee in fee simple.
And the mortgagor hereby covenants with the mortgag::>e, that he is indefeasibly seized of said land
in fee simple; that he has full power and lawful right to convey the same in fee simple as aforesaid;
that it shall be lawful for the mortg-ag'pc, at all times peaccably and quietly to enter upon, hold, occupy,
and enjoy said land, and e...~ry part thereof; that the land is and will remain free from all encumbrances:
that sai(\ mortgagor will make such further assurances to prove the fee simple tit:e to said land in said
mortg-agee as may be reasonably required, and that said mortgagor does hereby fully warrant the title
