18. That if the mortgagor default in any of the .;oven:Ulh~ or agreements contained herein, or in
said note, then the mortgagee may perform the same, and ali expenditi.lres (ir.cluding reasonable attor-
ney's fees) made by the mortgagee in so doing shall draw interest at the rate sd forth in the note ~wcured
hereby, and shall be repayable immediatel~and without dl'mand by the mortgagur to the nl')rtgagee, and,
together with int~rest and costs accruing thereon, shall be secured by this mortgage.
14. That the mailing of a written notice or demand ad.h.essed to the owner of recurd of the mortgaged
premises, ';'_' directed to the said owner at the last add res!'. actually furnished to the mortgagee, or directed
to said owner at said mortgaged premises, and mailed by the United States mails, shall be sullicient notice
and demand in any case arising under this instrument and required by the p~'ovisions hereof or by law.
15. The mortf','agor covenants and agrees that so long as this mortgage anti the said note secllrro
hereby are insured under the provisions of ~he NationallIousing Act, he will nut execute or fill' for n'cord
any bstrument which imposes a restriction upon the sale or occupancy of tile mortgaged prll(H.'rty on the
basis of race, color, or creed. Upon any violation of this underiaking, the mortgagee may, at its option,
declare the unpaid balance of the debt secured hereby immediatt:ly due and payable.
The covenants herein contained shall bind, and the benefits and advantages shall inure to, the ,'ps[x-c-
tlve heirs, executors, administrators, successors, and a~s of the parties hereto, WhencH'l used, the
singular number shall include the plural, the plural the singular, and the use of any gender shall include
all genders.
